I’d love to rate this company no stars but 1 will do. The ceiling in my apartment has been leaking on an off since April. The tenant before me filed a complaint with the city and they said they fixed it prior to me moving in. While they may have patched it before I moved in they did not properly repair it. Now part of my ceiling has collapsed (for more than 3 weeks) and has been growing black mold for MONTHS. I’ve been incredibly patient and every email I send about it they conveniently avoid the topic of mold despite me mentioning I’m an asthmatic. They also avoid me asking to be relocated to a new unit as well as my requests for rent to be refunded despite me paying it on time every month and their negligence effecting my health. And they haven’t even offered the clean out the mess in my bedroom and the floor is so saturated with water my downstairs neighbor now has water dripping into his unit and I can’t access my closet without stepping in mushing disgusting water Recently they had maintenance slap a piece of drywall over the hole. As if that remedies the issue. They ignore my requests about the physical beams needing to be replaced and instead of replacing the full roof have had roofers simply patch it on the outside so it can leak again.

This company continuously rejected my friends job applications all due to a personal vendetta that one of their property managers has against them. They were just trying to find work and to deal with retaliation and discrimination, it’s sickening. Do better.

The most terrible communication I’ve ever witnessed. After months of having a work order placed for deck maintenance (multiple rotting boards making it a safety hazard to use deck & also this portion of maintenance being covered by the HOA) with zero progress I eventually was able to speak with someone who guaranteed it would be done by the end of this month (3 and a half months later). I made it clear I needed a notice so I could make plans for my dog and infant child to be out of the house because I figured it would be loud. Again, zero communication. They showed up on my elevated deck, started moving furniture around without even knocking on the door stating who they were. The only notice was a message through the portal system they use 2.5 hours before they showed up. The maintenance manage then said he’s had parts and known about the job for a week or two and that the notice “must have been sent to someone else”, but I’m the only person who receives notifications so that was obviously a lie. Don’t even think about calling their office because nobody will answer the phone. It will go to voicemail every time and you will never receive a return call. Absolute terrible property management company.

Two stars because when I do finally get a response, things are take care of. But sometimes it takes LINK a month or two to finally address a maintenance request in the Falls of Hayden run development. I don’t think I’ve had a single request taken care of without a mishap since I’ve been living here.

We have a new manager at Evergreen apt. She has her hands full ; although she is addressing each issue with a robust and enthusiastic manner. The manager prior accomplished a tremendous amount of leg work and policy changes. I do not undermine John's ability to come up with a solution rather than always ask what the problem is because he always had the solution. In conclusion it appears this new manager has the same positive attitude and given time I believe they will overcome some of the pitfalls that come with properties of this nature.
