Would give honestly give 0 Stars. Didn't even live in the apartment for a year and the apartment had 2 leaks and 1 flood. When flooded on a Wed night they spent until 12am shop vacing the water out offering no help for damages or other options to stay somewhere else on a work night. Was ignored by owner and manager, only the maintenance guy would talk to us about it. After when we moved out they took $178 for cleaning fees from the flood that their pipes caused. Manager Franklin Lam told me the pipes were 4 years past the 50 year mark for the pipes to be changed as well. They are lucky I cant put videos on here. STAY AWAY NOT WORTH ANY MONEY YOU WOULD SAVE!

I don’t live here, thank God. I have family that lives there and they are currently flooded and have been all weekend. Sewer water leaking through the floors and up from the tub and sinks. Sewer water seeping through the toilet seals and laundry room floor covered in feces. So called ‘water resistant floors’ are damaged. I DO NOT RECOMMEND!!!!!

We moved into this apartment complex before Icon bought it. We loved living there - the staff was prompt and friendly and always willing to help. Since icon bought it, we had to field several faulty fees being charged to us every month. We had to constantly babysit our payment portal. That was the first of many,many problems with this company. There was a backed up sink that they took nearly a week to fix, and then passive aggressively blamed us for having taken that long when we spoke to them in person as well as put an online maintenance request same day. On the day the sink was actually fixed, I had to wait 6 hours longer than promised in order for the work to be done at all. I was not warned about this delay, or contacted in any way. There were no apologies for this failure in service, either, merely backhanded remarks from the property manager. When inquiring what their process was when one roommate leaves a lease and we need another to sign on, we were informed that "this is a highly unusual situation" and that Icon wasn't sure if they could work with me. I was under the impression that these sorts of transactions were precisely the job of a proper management company.. Icon also lost our lease, as it turns out, and then tried to charge us several hundred dollars when they realized they lost it. When we couldn't produce a copy (because we had been under the impression that the property manager had it, something I understand to be part of the job description), Icon served us a 60 day no-cause eviction. We had never been late with rent or disruptive in the community, and we did actually have a lease, so this was through no fault of our own. This was purely out of spite for us and their own gross incompetence. (And because they wanted to renovate our apartment to jack up the rent by $300, can't forget that.) There is no 'working with' this company or its property manager. They are thinly veiled crooks and bullies. I would never recommend living here. If I could give Icon zero stars, I would. Do not live here.
