I have been a realtor for 17 years. I started back in 2005 and have seen all kinds of crazy markets.
In a real estate transaction, the sellers are responsible for paying a buyers agent commission. When purchasing a new construction, the builder is the one who pays the commission. Most builders view paying a commission as a cost of doing business. The builder will not give you a discount for going without an agent, that is because that fee comes from a marketing budget, rather then the construction budget.
