A Stratified Market is a market where, for whatever reason, there are stark disparities in the Buying & Selling activity in the same area, two neighboring or nearby areas but the disparity is between asset classes and/or price points. For example, the luxury condo market along the Miami Beaches, at the time of this writing in June 2022, is becoming more of a Buyer's Market (sales have slowed and inventory is building), while Single-Family Homes & Townhomes are in a very fast moving Seller's Market (inventory is near all-time lows and prices remain near historic highs). In essence, a Stratified Market indicates that a particular market is demonstrating both Buyer's Market and Seller's Market characteristics and therefore the overall market is not moving/selling at more or less the same pace.

I would hope so! We are experts in this area. Our investor-centric sister company, also owned by our Managing Broker, Christopher Lazaro, has closed over 200 residential short sales, and in nearly every short sale we negotiated vigorously with bank with inspection reports and in most circumstnces were able to get the lender to settle for less money from the investor based on the inspection reports, and at times, other research we were able to generate and provide to them. In every closing the investor received a house at the price they wanted to pay for it and the Seller was able to avoid foreclosure. Inspection reports were key to making this happen.

You need to "Buy it Right" to be able to "Sell it Right" 5) Total Cost of Ownership (are there any hidden or not-so-obvious costs presently or forthcoming?) 6) School District Rating(s). Properties in great school districts have a built-in target market (parents) that will top dollar regardless of market conditions. They are easier to sell. 8). Number of Beds & Baths - 1/1s do not sell as well as 1/1 & 1/2s, 2/2s are preferable to any 1 bedroom, and 3/2s are the most popular and desirable homes on the market.

Pre-Existing Homes can be found and escrow closed within as little as 6-8 weeks, 30-60 days of which is mainly taken up by your inspection period, AND your lender's ability to underwrite & fund your loan. During the Great Migration of 2020 and 2021 of new residents into Florida, lenders were hamperewd by the very long wait to get an appraiser scheduled as both a wave of refinancings occurred while the Great Migration occurred. Ever since the Surfside collapse & effective January 1st 2022, Lenders now request we write purchase & sale contracts for condominiums with at least 45 days on them to account for the extra time required for the lenders to look into the buildings history, structure/deferred maintenance etc per new regulations that have gone into place. New Construction Homes take 6 months to 1 year to deliver.
