My wife and I recommend John to anyone who wants a Thorough Home Inspection performed promptly with a Highly Detailed Report explaining all findings. John inspected a 1,500 square-foot single family home for us in March 2022 and then a 900 square-foot condominium in September 2022. Both in Myrtle Beach SC. John provides the information and findings needed for a buyer to make a truly educated decision and/or be in the best possible position to effectively negotiate a purchase. We trust John and greatly appreciate having him as our home inspector.

We used this company to inspect a home we had an offer on. The inspector missed obvious issues with the house which we as potential homeowners had to bring to his attention such as rotten wood, broken handrails, running toilets. He didn’t mention or identify the home had carpenter bees. He insisted the floors in the bathrooms were vinyl but they are actually tile. His evaluation was not in depth or thorough and many issues/problems with the home were not mentioned in his report and now we are having to fix many things ourselves rather than knowing about the problems prior to closing and asking the sellers to fix them as part of the house purchasing negotiations. Hiring this inspector was a waste of time and money.

I was given a choice of 3 names for inspectors from my realtor and looking at the various profiles and faces of the companies, I decided on Top to Bottom. I am so glad I decided on them! John is the one who did my inspection, and I can tell you, he really did go top to bottom. I received a 150 page report on this house. He inspected everything from plumbing, to electrical, to HVAC, to roofing, to windows, to foundation, to attic...you name it. Pictures were attached with descriptions of things that were right and wrong. I feel as though he really knew his stuff. Coming from a family of contractors and carpenters, I felt very comfortable trusting him with his knowledge and experience. Even though I know this house has its problems, at least I can go into it with eyes wide open. No house is perfect unless it is built brand new, and even then, there will be little tweaks. Knowing is half the battle. And I can adjust my dream a bit until I can get things fixed and save for the things I want.

We were referred to John by a friend after making an offer on a condo. We needed to move quickly, and John scheduled an inspection within 3 days. He communicated well with us and our realtor on gaining access to the property and we received confirmation once completed, and we received the report within hours of the inspection. His report was very detailed along with great pictures of potential issues needing addressed. He was easy to work with and appreciated the attention to detail. We would definitely use Top To Bottom again.
