In today’s sellers market It may be the one item that help the seller chose your offer vs. anther one in a multi offer situation. The risk working with an out of State/out of the area lender potentially allows for the lender to derail the process as the what is custom in there area may not be part of the process here. Working with local lender allows the agents involved to leverage their relationship with the lender if need be.

Is all real estate evaluated the same?

When comparing values it is important to compare your property to like kind properties. What I mean is that single-family home should be compared single-family homes, two family homes compare two family homes, condos to condos and townhomes of townhomes. Values for each segment of the market vary depending on where we are in the real estate cycle moreover if you try to compare a condo to a single family home you will end up with the incorrect value.
