I loved just about everything about my time living at River Park. It’s an older complex, but the grounds and facilities are well-maintained. It’s a really cozy and convenient place to live, close enough to shops and major streets to run errands easily but surrounded by enough green space (including nearby Blanchard park) to give you a little respite from city life. I only had to call maintenance a handful of times and each time they responded quickly and fixed the problem entirely within a day. Office staff is friendly and easy to get in contact with. The laundry room has plenty of washers & dryers so I very rarely had to wait for one to open up. While there are washer and dryer hook ups, the ones in my apartment were located in my only storage closet, so it wasn’t worth it to me to give up that space. There are often parties and loud music coming from the pool area during evenings and weekends–nothing I’ve found too disruptive, but it may be best to try to get a unit far away from common facilities if you’re looking to stay away from noise. Depending on where your apartment is, parking can be very limited. If you’re going to be coming home late at night, be aware that you may have to hunt for parking.

If you’re looking to move in here is some things you should know 1. the floors are thin, you will hear your neighbors footsteps and talking 2. Decals are neeeded but Parking is limited, many ppl live in this area with cars. I sometimes have to park far away from my house because of it . Guest parking is worse 3. Paying rent, in-person i haven’t had much trouble but the online system constantly gives me problems and even caused me to pay late. You will have to pay any fee because it’s a 3rd party company, not affiliated with complex 4. Constant noise, from landscaping, animal maintenance or cleaning the building, it is constant and if you work overnight it’ll be different to sleep 5.Maintenance, request are done online. It has taken me multiple requests to get one thing done for reasons i don’t know 6. Pool, the pool in the middle of the complex has been under “maintenance “ for more than 4 months . I don’t think it will be fixed anytime soon 7. Rent: Current 1340 for 2 bed x 2 bath, it was 1280 when i first rented. Washer Dryer Connections are available . You can rent them for an additional $40 a month (that’s the price i was given when i first rented them but it may have changed) , there’s a coin laundry on-site , but you can also purchase your own and use that. Pros: -Apartment is spacious . -Area is close to work and everything i need -Never had issues with mail , but do not have packages arrive to your door. Mine were once taken . There’s a Amazon locker nearby at 7/11 **Biggest Tip** Always view your apartment before signing your lease, your approval and deposit guarantees your apartment. Always review your location before signing your lease in order to have any maintenance done BEFORE you move in.

The housing market in Orlando is in shambles. If you're desperate enough to consider River Park, then you're probably at the point where reviews won't sway you, but here it goes: 1) Loud: The leasing agent's son drives a dinky little red ford focus or something. It has a modified muffler and he must work at a gas station or some job with odd hours, because he would rev it late each night and every morning around 5 am and wake up the entire neighborhood. Walls are PAPER thin. Get ready to hear dogs barking, babies crying, and music 24/7. 2) Incompetent maintenance staff. AC unit broke three times during the first year. Each time I explicitly told maintenance it was a problem with the air handler (the part inside the apartment). Each time maintenance inexplicably replaced the condenser (the part outside) LOL. They must get paid by the hour because they really did this unnecessary repair three times before finally fixing the issue inside of the apartment. Once they fixed the problem, the AC never had trouble again. Go figure. 3) Crime. Not much to say about this one. Just look around the place lol. Or check any of the other Google reviews, everyone has a story to tell about a break-in or vehicle theft. There was regularly heavy police activity in the community. 4) Do you work from home? Do you like using internet? Well too bad. Your only option is Spectrum and it is a nightmare. Pay attention to that beautiful crowded parking lot...you will notice there is always a Spectrum van or two on site. That's because the internet is always down! A Spectrum technician told me on one of his many visits to my apartment that Spectrum employees hate getting called out to River Park. He said the wiring is old and outdated and won't get better until the owner coughs up the change to update it. He said every time a tech comes out to service an apartment, it basically guarantees that nearby apartments will start to have issues, and so they're constantly responding to internet outages in the neighborhood and fighting to stay ahead of them. The Spectrum technician's best advice for finding reliable internet was to move lol. River Park's solution is to provide "free wifi" community wide, but it's slow and unreliable, practically useless. Good luck. If you have any possibility to own, call up your realtor and start putting in offers. But if you absolutely must rent, put River Park at the bottom of your list. Definitely a "last resort" kind of place.

I lived here a while back. If you're a student or under 25, this is the place for you. Parties all the time. Even the complex throws parties and contest to cover rent. Buuuut, the maintenance is questionable. The giant lake often gets dead blotted fish surrounding it. That don't get cleaned up! Cops are always banging on doors. Loud neighbors. Drunken fights. People walking in to apartments. Which reminds me you'll need to lock the door and be armed. This is not the place for children or elderly.
