I have lived here for about 6 mths. While I can say that overall my experiences have been good, one issue unfortunately remains unchanged I've noticed that on the weekends it appears that Non-residents come to use the pool, having loud parties, loud music, throwing balls and completely take over the pool area from the residents who reside here and pay for this amenity. I have never seen staff do anything to prevent this, like check IDs for residency and it is disappointing. It's as if people come from outside the complex to swim in a pool that they don't pay for no less even live in the complex. I don’t think people should be able to blast their music to the point that I can hear it in my apartment let alone have footballs being thrown in the pool. I’m quiet and don’t subject others to anything. I feel there should be a key card implemented in order to access the pool. I feel this would cut down on crowding and noise being caused by the non-residents. When you pay this much for rent you deserve to at least be able to relax by the pool.

I have lived at Pine Harbour since 2017 and I want to give people an open and honest review of my time here. This was my first apartment, and I have lived in 2 units here, the 2/2 & the 3/2. Firstly - Donna Kile is amazing. My roomates and I love her! We’ve had typical apartment issues/concerns and she has always been very prompt and very understanding! Everyone in the office over the years deserves 5 stars. The only person we have never been too fond of is Brian (in the office.) Brian in maintenance, on the other hand, is amazing! He is the only maintenance person we have ever really dealt with during our time. He’s always around the complex and always recognizes us. He was always very quick to respond to our requests and loved my roomates dog. Pine Harbour is in a great location. We have always felt secure and safe here - safety was a huge selling point for us being college students initially. Everything is nearby, and downtown is only about 10 minutes at night down the 408. UCF is about 10 minutes, as is Waterford lakes. Our appeal as first time apartment-hunters was that it is hidden - yet in a convenient location. We are departing due to the increase in rent. We got very lucky with the apartment for many years and the market finally caught up to us. While we would have stayed otherwise - the office here is not to blame as these increases come from corporate management. In light of this we feel the current increases are not worth what you get for the apartment itself. Again - absolutely no blame on the office here and upper management in some tower in a big city doesn’t realize the good people in this community they’re losing because of it. I also assume it was time for some change in my life! I would definitely recommend to anyone looking for a place. We really enjoy the 3/2 model much more than our 2/2. The third bedroom is pretty small though - I couldn’t imagine living in there. We use it as an office. The bedrooms and closets are huge. The floor plan was one of my least favorite things about the apartment - this obviously cannot be changed though. It sometimes just feels like a living room with doors off of it. Besides the bedroom there really is no communal storage in the living area. The closet by the front door is extremely small. The kitchen also has very limited cabinet space. But we made it work so you can too! I am not going to touch on the amenities as my roommates and I have frankly, never used them expect for the pool a handful of times which is nice! We are not amenity people but I’m sure many of you are - and I’ve never heard anything negative about them. I am giving 4 stars as I feel a 5 star rating is absolutely perfection - which many things aren’t in this world!

I have been living here close to one year. At first the price was a bit pricey but I guess you can say the market is not favorable. At the tour they show you the model apartment, stating they can not show you the actual apartment yet. I agreed and when I moved in the apartment was roach infested. The nice leasing agent apologized and stated they will set up pest control for a mont. I have been here 10 months and there are still roaches. The toilets drain water constantly leaving water marks in the toilet bowl. The apartment has some nice finishings but is patchy cover ups overshadows that. The grout in the bathroom is disgusting not matter how many times you clean it. Now they are raising my rate almost $300 per month on top of what I already pay (3500 more per year). They are charging luxury prices for a standard apartment. Pay close attention and ask to see the apartment you are moving into before you sign.

Was interested in this place, called multiple times and no one picked up. I came to the office during office hours and it was closed. If this is how they treat future residents I can’t imagine what it’s like to live here.
