Lived here for 7 months then thankfully got back into a home. The building we were in was the newest of the three. It was 2 years old. Overall, it looks great, but when you peel back the onion, you start to find issues. We had a number of door lock issues. Mainly with our front door. It wouldn’t lock. Once it happened at night after I had let my dogs out. It was around 9:30pm. Called after hours maintenance and was actually asked “Do you want me to come now, or in the morning?” WHAT? No, please leave my apartment door locked overnight. 🙄 We had maintenance out 4 different times related to the front door lock, as it was not working. Also, the master bedroom door would lock without us trying to lock it. On to the worst items: One night I got home from an event after work. I walked in and a terrible smell almost knocked me over. I said what is that smell????? I honestly thought it may be a gas leak (or a dead body). Again, I called maintenance after hours. Was told to leave the apartment and call 911 which I did. Fire department came, found no evidence of a gas leak. What did it turn out to be? A dry drain. I have NEVER in my life heard of this or experienced anything like that and I’ve lived in many apartments and 3 homes. Management said they couldn’t do anything about it and we should just pour water down that drain (it was in the laundry room). I then spent $50 on a few items to put in the apartment to try to remove the smell. We were constantly putting water down that drain. There were many, many days that the smell was around and frankly, it was disgusting (smelled like a sewer). Then we had the issue of bugs. Stink bugs started to appear in our apartment. Gross! During our time there, I bet we killed about 20 of them. Since we had pets in our apartment, management said they couldn’t have an exterminator come out. Lastly, this is a pet friendly apartment building. I own 2 dogs. Unfortunately, there were many irresponsible owners who did not pick up after their pets. So it was super fun trying to avoid stepping in dog sh*t. I paid $2300/mo for a 3 bedroom. Trust me, it was definitely not worth it!

So yes, the modern new builds feel very posh and I’m mostly happy with it. For central air and full size w/d this is the lowest price point available in this area. But oh man, if you have a south facing wall the ac can’t keep up due to the 11 ft waste of space ceilings. My son’s room is 82 degrees with the ac on full blast and thermal light blocking curtains closed at all times. This happens on any sunny day over 80 degrees because it’s the south facing wall of the building and they constructed these as cheaply as possible so there just isn’t enough insulation against the sun. (The quick cheap build is also evident when you get a closer look at the closet shelving units and poor kitchen cabinet veneer quality, but that doesn’t matter so much and I digress.) Even the main living space is currently 78. Admittedly, this works to be an advantage in winter, not hard to keep the place warm, but staying home in summer is no better than my previous window unit ac apartment. And cooking is out of the question if you don’t want to be a roast yourself. The management and maintenance staff are truly wonderful and responsive, but there is nothing they can do about this. It’s not their fault, but I hope to have a different living plan for next year because of it. Oh, and my electric bill is very high trying to cool all of the unusable ceiling space.

Not worth it either. Things are always out of service or run out, like elevator, garbage room chute, doggy bag pole station is often out of bags... Things add up. Will not be renting here again.

So whats monthly cost? Utilities, parking, or wift included? If they have parking is it underground or garages or just a parking lot?

Hi Poncho, Greenbelt's units currently start as low as $1,065/month. Residents pay for water/sewer and gas/electric utilities which are all based on your individual usage. They offer both underground and surface parking .
