3 months into my lease here, so this is what I can say so far. Pros: • Beautiful lake and walk-way • close proximity to everything • accepting of subprime credit • Leasing office is nice (when you can get ahold of them) • Pet friendly Cons: • The washers/dryers almost never work. Out of the 20+ units there are about 4 working dryers and 6 working washers. • Parking after 6pm is incredibly difficult. People who live here park in visitor parking, people who aren't handicap park in handicap parking, and random motorcycles take up entire car spots. • Maintenance does not communicate at all with you. Neither does the leasing office. I'm 3 months into living here and my move in maintenance still has not been completed. I've done most of the repairs on my own. I've been told they "can't get ahold of me" and need permission to enter to get it done but I am home 24/7. No one has tried. • The leasing office does not answer calls or emails, you have to physically go to the office, but they are friendly inside. • The pools aren't really ever unlocked on time and they close at night. • There are so many BUGS! Pest control came once and said he comes monthly but the amount of bugs that comes in (and my apartment is kept clean) is insane!! • I haven't been late but if you don't pay by the 1st it's $150 fee which is kind of steep compared to most other complexes.

Before applying, I made sure to verify the criteria's since I didn't want to experience any issues with paying application fees and not getting approved. I know people who live in the community as well who also was able to get me information and assured me I shouldn't have any issues. I was dealing with a woman name Lucia who initially was very helpful before applying and paying. I applied and was told I application wasn't approved. She asked if I had a so-signer, if I can send her my co-signer's info, which I sent. I have yet to receive a response back. Very disappointed as I was very much looking forward to secure a place there.

Cheers, My experience here in Harbor Beach is good, I am a resident here since (August 3, 2014) I like the place. At this moment I am waiting for them to change the carpet in the apartment, I have reported it for months and sent photos of the condition of the carpet, I have not yet received any response. I also want to inform you that parking on the weekends is for me and other people to find spaces as they are occupied. by visitors at night. Please keep the crane service activated on weekends and nights. Thank you very much. I like living here and as a resident I want the best for myself and the other residents Thank you very much!

They were my first apartments and my first house when I moved to Florida in 2013 and now I have returned because there is always an excellent service, the people take good care of you, it is close to everything and you have everything nearby, and the people here in the office are excellent I have no complaints and the service is very good, they resolve all situations and are always available for everything
