I have been using Acorn + Oak Property Management since 2017. All of the property managers have timely communication and great service until 2021. My new property manager do not respond to any of my email or voicemail dealing with a payment update. On average, I only request help twice a year and its usually with an admin error on Acorn + Oak side. The common courtesy of a call or email takes 2 minutes. As a landlord, I hold all the risk on the property. It would be nice just to get a simple update so I can plan the future better.

I have been renting from Acorn+Oak since September 2021 and Daniel is my property manager.....I hadn't rented in over 20 years and Daniel made this transition SO easy - he is always responsive, he follows through proactively, available via email and NEVER makes me feel as if I am a bother. Daniel stays involved with any maintenance requests and makes sure each is handled properly. He is an AWESOME property manager and I am so very thankful to have him taking care of me.

I just moved into a newly acquired property that A+O is managing. I am the first person to live in this house after it was vacant, flipped, sold, and still vacant. Reasonably, there have been several items that weren't 'move-in ready'--the things that you don't realize are an issue until someone is actually living in the home (like, tub drain not closing, a missing screendoor lock). Jillian and her team have been quick to work on fixing all of the issues and every vendor who has come out to work on the property has been lovely. Of course, it'd be amazing to walk into a perfectly working home, but I get it. And Acorn+Oak have responded excellently! The entire move in process and rental process was awesome as well. Their portal works smoothly for rent payments and any submitting maintenance requests. I was a homeowner for a decade before moving to Durham and I was nervous about having a property manager, but it's been really great!

There’s a mail slot in the door, but I wouldn’t suggest leaving payment on the floor next to the glass door. Office is open 10-5.
