Rock Springs Village is a beautiful property in a very nice part of town. They have 2 beautiful swimming pools. There is a surprising amount of trees/canopy for a property in the city which makes it feel less like a big city. The office staff is always kind and very helpful whenever I visit the office. I would highly recommend living at Rock Springs Village. It is a nice little hidden gem in Atlanta!

I shared with the leasing office that I was having some health issues and was afraid it may be tied to mold. (nose bleeds, inability to breath, headaches, etc) I have previous history being allergic to mold and have asthma. When we moved into the unit, there was a previous washer leak in the opening hallway of the unit. I assumed this was causing my issues. When I shared with the office that I would like to break my lease after doing my own mold testing, they sent maintenance out to check themselves. Maintenance took literally 2 minutes to assess the situation and I was told there was no way there was mold and no further investigation was needed. Regardless, I decided to buy out of my lease and urged the leasing office to investigate further. The leasing office did not send a third party vendor to investigate until AFTER I had signed the notice to vacate letter where I agreed to pay the buy out fee. I was told that mold was important and urgent, but was completely disregarded until they were guaranteed their money. When I asked if I was allowed to see the report from the 3rd party vendors, I was brushed off. I love the area but the management team does not handle situations well and do not actually care about their tenants. I have attached the discoloration that can be seen in the entry hallway compared to what the floorboards are supposed to look like.

Chaotic neighbors, leasing office claims to not be able to do anything. For those who like to be rowdy do not fear of an eviction here, you can be as distributive to your neighbors as you want with no consequence. Do not feel obligated to answer the calls of the courtesy officer or comply with leasing rules, again no consequence. To those looking to enjoy a peaceful environment that you are paying for good luck getting a good nights sleep to be rested and able to function at work.

No one fully did a complete walk through of this apt before I moved in. There was mold completely covering the ceiling in the hallway closet that smelled like a dead body. Someone did not clean out bathroom vanity drawers instead their was painted over blonde hairs visible. Because of the mold I have been sick and there were nights we had to stay elsewhere because of the coughing, stuffy nose and headaches. Mold causes illnesses. I took pictures to give to my attorney. The entire staff has pleasant attitudes except for one. Seems like she has it in for everyone. She has entitlement issues and very controlling. She is very rude and unprofessional to tenants. She and I had a run in before I even moved in. I do not ever wish to speak with her again. Would I renew a lease here? NO!!!!!!
