My wife and I moved into The Orchard 3 weeks ago and absolutely love it here. The grounds are well maintained and beautiful , there are daily activities for residents and this location offers easy excess to all kinds of stores , even the flea market. We like to especially thank Lori in the rental office for her patient guidance during the application process, we could not have done it without her.

Reasonable priced, and when l moved in l was surprised to have a place 80% updated, new. I am a retired homebuilder & the quality was great. Lori treats people very fair & the place is quiet & clean. Of course you have some drawbacks but it's not Del Mar!!

A co-worker mentioned The Orchard to me about 2 years ago but I wasn't old enough to qualify at the time. On my 55th birthday I went to investigate what steps to take to get in . Ms Lori Williams has been absolutely terrific advising me every step of the way. She was very candid and up front "I have no crystal ball..." but I'm pleased to say I moved in this month! My number one motivation was purely economic. I actually signed a lease without ever seeing the inside until the day I moved. Not only its it much cheaper from the apt I moved from but it is close (walking distance close) to absolutely everything. Grocery stores, restaurants, Home Depo...you name it. It's also directly on a bus line 4 stops from the trolley. The biggest, unexpected perk to this area has been the friendly neighbors I have met in the short time I have lived there. I lived in my former apt for 4 years. It was originally an Inn so it was similar to living in a hotel....literally feet from each other. In 4 years I knew all of 6 of my neighbors . There was only 1 entrance and exit so the lobby was always full of the same people; none of which spoke above a mumble of "hi." I was telling my friends "Wow! This place is actually a community!"

The Orchard at 4040 Hancock. Low income housing, caregiver ok with MD approval. Rents low at $900 studio to $1200 1 bedroom. Vans to stores, etc. Best deal for senior housing in SF
