I lived in this trailer park for about 10 years. My favorite part was not the ridiculous fees, the flooding of the neighborhood, the lack of parking, or the sub-par management, but rather the letter they sent saying “hey guys uh don’t write bad reviews about us we’re losing money” while also replying to every negative comment with excuses and arguments while never looking inward to why everyone hates living there! Is it everyone else? No, it’s you. And a toddler can have more self awareness than this fine eSCAMlishment. Do yourself a favor; instead of paying a ton for a flimsy trailer+paying rent money for “lot rent”+ dealing with awful HAO and pick somewhere else :^)

Absolutely horrible, no parking, and when you park, in front of your home, because there’s no parking, they give you a $75 ticket… there are people in here with 7 or more vehicles, they’re left alone… people in here a running a home based used car dealership, so parking spaces are all taken up.. they’re left alone, management picks and chooses who they mess with…all these 5 start reviews, are NOT ALL TRUE.. I’ve spoken with many tenants, and they’re not happy at all.. I understand, keeping the trailer park looking clean, but, making tents stress over parking is a moneymaking scam… oh, and talk about pets.. $45 per pet, per month..

It is organized but when it rains it floods, they go too strict on many things and it should have another access road or to get out, especially now that they are doing some work on the entrance.

There are numerous lenders underwriting mortgages to qualified buyers in Paradise Village. Your sales consultant will assist in obtaining financing AFTER you are community approved. The monthly depends on the down payment you put down, the price of the home, the interest rate you receive and the amount you are financing. The community allows up to 80% financing.

The Land Lease is marke-based. There is not a cap but is regulated by the state. The site fee as of May 1 2022 is $992 a month (inclusive of all amenities, curbside refuse collection and property taxes). This is ~ a 7% increase versus 2021. The community did not increase in 2020 due to the pandemic, so this year's increase, coupled with extremely high housing inflation in our area, is higher than it has been in the past 11 years. Home prices have gone up quite a bit as well.

No the community is not in a flood zone. Water can collect (like in all of South Florida) during periods of heavy rain, but the community has a beautiful retaining pond and the town manages the adjacent canals to ensure water drainage. The beautiful homes are also raised off the ground several feet; in 50 years there has never been a situation where water breached the inside living area of a home in Paradise Village.

Depends on whatever your lot fee per your lease is. It has been slowly going up, currently in early $800s, I would not be surprised to see it in $1000s by 2020.
