Quiet community. Everyone very private. Not very social. Grounds and buildings need to be renovated. Ridiculous bot be able to have pitted flowers out front.

The location is ideal and some units have been nicely upgraded. It’s an older complex and that’s to be expected. The management fees are prohibitive. I pay over $500 per month now. Hard on a fixed retirement income. The population has changed to many immigrants. Good people but different culture and standards. Not Ozzie and Harriet land anymore. The office and parking enforcement are punitive and unfriendly even to those who are assets to the community. Prices for housing all around go up and up but these condos remain static in value. I think there are more renters than owner occupied units and it hurts the entire complex.

Just moved here last month and can’t wait to leave . Office staff is unfriendly unprofessional and rude. Be ready for a attitude whenever you call. No parking for guest in building section. And guest will be towed EVEN IN A GUEST PARKING SPOT. I’m paying 1,200 a month to be told I cannot have anyone spend the night or they will tow it.

The people around there feed the gators. The tennis court never gets taken care of therefore it never gets used. Hence, drug dealers. Bats EVERYWHERE and when you mention a solution like puting the bat houses on the other side of the pond so they can live and feed over there, they look at you like co fused dogs. I had 3 bats in my unit in 3 nights. The buildings, especially the 3 stories building by the pond are separating. Meaning that entire building is becoming very unstable. If you can't close or open the storage closet on the balcony, then you have seperation and your building is unstable. They seem go feel that if your RENT it, you fix if it and when you don't, you are the blame. You definitely get what you pay for here.

One parking space per unit, regardless of the number of bedrooms. No vaulted ceilings. Yes, HOA fees determined by square footage. The largest, a 1280 sq. ft. 3Br/2Ba just increased to $586 beginning January 2022.

Also covers property insurance, maintenance of common areas (pools, driveway/parking, landscaping, etc.), as well as building exterior and roof. HOA fee does NOT include electric, windows or doors, appliances, water heater, air conditioner, plumbing, screens on porches, etc.
