DO NOT RENT FROM FOXRUN APARTMENTS. I was a resident for 4 years and finally had enough so I moved out. Here are just SOME of the issues I've experienced living at Foxrun Apartments. Water leaks: • June 2019 – Living room giant water leak • January 2020 – Kitchen water leak • July 2020 – First dining room leak • March 2021 – Second dining room leak • June 2021 – Third dining room leak • September 2021 – Bathroom leak • Maintenance patchwork is a joke; did not fix the wall/ceiling water damage to 100% original state (see pictures). They made a hole in my closet above hot-water heater due to them not cutting the wood board correctly. I needed to duct tape the hole in closet (see pictures). • All of these water leaks happened inside the walls too. There is probably mold inside the walls and ceiling in the entire building. Upon moving out, maintenance tells me that water leaks are VERY common at Foxrun, so this is an issue no matter what building your unit is in. Heating issues: • No heat on February 20th, 2022 – Broke again 4 days later • Ralph (maintenance) told me heat and A/C are wired together; using unnecessary electricity, ever since I moved in. • No heat on February 24th, 2022 – Broke again after 1 day • No heat on February 25th, 2022 – Did not get heat working until 28th • Running space heater from February 24th until February 28th Maintenance issues: • Maintenance staff leaving my lights on after entering my apt for a work order, also leaving my apartment messy without cleaning. • When repairing second dining room leak in March 2021, had to call Foxrun office 4+ times to ensure the light THEY LEFT ON was eventually turned off. • When repairing third dining room leak in June 2021, maintenance did not clean up drywall (see pictures). Drywall all over my couch, carpet, counters, etc., and they tracked in dirt all over my hard-floor and carpets! • When repairing bathroom leak in September 2021, maintenance left bathroom light on again, did not clean up drywall. Left drywall over bathroom floor, closet carpet, and all-over hot water heater. • Maintenance has shown up smoking cigarettes on separate occasions, getting smoke inside my apartment!!! EWW!!! Hot water boiler: • After 5 minutes of taking a shower, the hot water heater runs out of hot water. Can never run a bath despite having a bathtub. • It takes 5+ hours for hot shower water to return. My “new” hot water heater shouldn’t do this. Miscellaneous: • Yearly rent increases and extra fees (i.e. paying extra for water/sewage, which used to be included in rent). Management does not use this extra money to improve facilities. • The pool was not open all of summer 2022. This is especially frustrating given I paid a $125 amenity fee. What is my rent and amenity fee increase going towards if the facilities are not open??? • Dumpster is constantly overflowing, no recycling available. Parking lot takes days to plow even when it is empty (it’s a common issue, look at the uploaded pictures on Fox Run Google review) • They only plowed on Saturday (2/26/22) because I overheard maintenance staff member say that someone reported they fell on the sidewalk from it not being plowed • Dog poop and cigarette butts EVERYWHERE • Talked to Jessica in July 2021 about being on a wait-list to move into another 1 bedroom, given water leaks in my unit. Never received a follow-up response from her about moving into a 1 bedroom. Only called me (after July 2021) to see if I was interested in a more expensive 2 bedroom. • Laundry room is filthy and hasn't been cleaned in years (see pictures). • Did not return security deposit within 14 days (as required by NY law), received it nearly 25 days after I moved out! DO NOT RENT FROM FOXRUN APARTMENTS YOU WILL REGRET IT!!!!!

When I first moved in, it was nice. The residents were friendly and I felt safe. Now I no longer feel safe, drug deals going on. As far as amenities - well you can look at the nice pool, but no one is allowed to use it since they never hired a life guard. And as far as rent goes, I feel it's too expensive for the tenants that "go to work everyday". It has definitely gone downhill since spring of this year.

Updated August 4: Moved out. No need to deal with such hassle anymore even a big hassle during checkout. Updated May 22: They did not fix it. It's been two weeks without use of kitchen sink. I decided to get it fixed my self yesterday. Please do not sign contract with them. There are many other options you should look for. Otherwise, you will need to pay maintenance your self like I did. They did not provide a minimum requirement for us as a tenant to live here. Terrible bad place to live. Updated May 14, 2022 8:00AM: The owner saw my review and called me to schedule a repair. I told her that no entry after 3:00PM. Well, they still broke into my unit after 3 when I checked my camera at 3:20PM. I called the office and requested them to leave by 3:40PM. At 3:45PM they were still in my unit. I have everything recorded in my camera. And now, one week without the use of kitchen sink and I don't know how long this will happen. I don't think they will fix it during this weekend. I'm currently living here. I never miss or late for any rent. I definitely does not recommend unless you know how to do maintenance and pay for the cost of maintenance. The problem started when you need maintenance. We have been living without the use of kitchen sink for 5 days. They still don't come and fix it. Talked to them both on the phone and in person. I even offered them leaving the parts for me to do it my self but they did not. I already see mold under the sink. Mold is making bad smell and it may make you sick. If anyone have any health issue due to maintenance problem when living here, please contact me. We can all together bring them to court.

I would give zero stars if possible. I’ve lived here since the end of March and I’m paying almost $1800 a month. My washer doesn’t work ( my clothes are trapped in it ) , my dryer doesn’t work, dishwasher doesn’t work, have had only 10 minutes of hot water since I moved in, AC hasn’t worked in four days and it’s been over 90°. I’ve called and left multiple messages no one calls me back or even answers the phone. I am now in the process of handling this with legal action because of this. I do not recommend this place. You’d be better off living in your car

To answer your questions Vicki. The place is garbage. I had black mold in my apartment also you can hear everything some of the apartments have a washer and dryer in the unit but for the most part its a shared laundry room and the laundry room has black mold so does the hallways on the walls are black mold. Plus if they tell you their going to fix it it's not really a fix.
They will allow 2 service or esa animals. There is a restricted breed list. They claim you are only allowed 2 animals per unit, but no one enforces ANYTHING.

There are always overpriced, rundown vacant units available! The turnover of tenants is like a revolving door since the place is such a dump & the management totally incompetent. Don't expect to get to know your neighbors, in my building 7 of the tenants who were here when I moved in last year are gone & they only managed to fill 3 of those units, so my building is a ghost town & kinda creepy feeling at night.
