Lots of mold, they have you keep your air conditioning on to help reduce the spread of mold. The cabinets fell cause of how old the apartments were. Staff was nice, but maintenance took forever to fix anything.

Irma is great but Linda is mean! I lived there for 4 years, always paid rent on time and always cleaned after my dogs and sometimes other dogs. Terrible mold in my apartment and children are NOT allowed to play outside. They allow some people to do whatever they want and other people get harassed for no reason other than Linda doesn't like them. I didn't even receive notice that my lease wasn't being renewed - didn't find out until I called. Do not move there!!!

Irma Irma Irma I love Ms. Irma she's the best, she works the hardest and has kept the front office maintained for years. I decided to move because I needed more space. I went from three to five kids. If my family wasn't so huge, I would've renewed my lease. I will miss Ms. Irma.😒😢😍😍😍

I have lived in Sanford for a year now. I came from living in a "big name community" which was terrible. I didn't know what to expect from this complex when I read the reviews but for 3 bedrooms and 2 bathrooms under $800...if it isn't too ghetto or in a bad area why not look at it? Honestly, I am soooo grateful my husband and I came to see the community. I moved in June of last year and just renewed my lease. The staff is friendly and ALWAYS willing to help in regards to an emergency and etc. The community is clean and they just refereshed the paint coating of all the buildings which makes it look awesome. I wouldn't say the playground is really big or anything, however, the location I am in makes up for it. Surronded by homes, respectful tenants who expect the same as you when it comes to not throwing trash or having graffiti everywhere, the stores are 5 minutes down the road either direction, and the best of all you feel safe. It is very, very quiet which I love. No loud music--everyone is too themselves. The school district is amazing as well. I have three beautiful girls who are all 5 years apart and I'm so thankful we live here`. Also, I'd like to mention how big the apartments are and the distance you have from your neighbors along with the fact that my master bedroom is huge with a very nice sized bathroom. I have a screened-in balcony which is heaven through love bug season and the summer in general. My family and I are clean people and haven't seen one bug, roach, or anything and haven't needed the extermination services they offer which is awesome to me because I battled ants all year long in Orlando. Irma is the best worker in the office but the other staff is great as well. I can't recommend this place enough. Transitioning to Sanford(which really is Lake Mary because the zip code is Sanford but I'm a few feet away from the Lake Mary Sunrail Station, City Hall, and etc.) for work was smoother because of this community. Thank You Huntington Reserve! You're my forever apartment until I find my forever home :)

This is a tax credit section 42 property. You need to contact the office to determine if they are accepting section 8, as they may have a capoff. Also, every apartment has the same floorplans, which can also be viewed online. Two bedroom apartments are not offered. Every apartment is a 3 bedroom/2 bathroom.
