I normally dont write reviews. However, in this case I felt compelled. This place is far for luxury, the apartments/townhouses are essentially upgraded housing project units. Lets just say I hope you like your neighbors because the walls are thin enough for quiet conversation to be heard clearly on the other side. Kitchen odors are felt across adjacent apartments. Your neighbor has a plumbing problem? Well you have a plumbing problem, too. Gated community? Thats amusing, there is rarely someone in the booth, and even when they are present, they dont really care and let everyone through. The most aggravating thing is that they try to rip you off on your way out. There was magically a few hundred-dollar balance at move-out they took out from the deposit (why? the rent was always paid on time and in full). On top of that, there was a charge for a new carpet. They didnt explain why they had to replace it (nothing beyond normal wear and tear). If you rent here, make sure to take photos when you move out.

MGMT THREATENED US. My girlfriend, and I live in Garnett court. After a long and grueling arugment with mgmt over trash pickup (emerald garndens refused to pick up our trash because one week there was "too much trash for one household") they threatened to have us removed from our homes if we contacted them on the matter again. We tried to open a lawsuit against them, but couldn't afford the court costs. DO NOT LIVE HERE. Also gate system is extremely problematic.

MAINTENANCE IS INCREDIBLY SLOW. My family and live in diamond court. We went an entire month without hot water. Upon notifying the landlord we were told they would "fix it as soon as possible" but then didn't respond to any attempt to contact them after. My 6 mouth old had to take cold baths for a month. Also the gate system is ridiculously ineffective
