I have lived here since Sept 2019 and have really enjoyed my time here. My apartment has two balconies and dog friendly. Jessica in the office is always friendly and is always willing to give my two dogs treats (sometimes 2-3x a day, they love their treats). Jason is always fast of responding to maintenance issues. During Shelter in Place, they did multiple events. Such as bringing the residents lunch and paint nights. Really appreciated it! Super bummed that I will be moving soon (gotta love life). But really enjoyed my time and maybe one day I will be renting from a Sequoia Complex again.

Raised our rent $1500 when we moved to a month to month lease!!! From $2100 to $3600 (more than 70% increase) a month!! When we initially signed a 6 month lease we understood that if we moved to “month to month” at the end of the lease term the rent would go up. The property manager had said it could be “as much as $300-$400.” I understand that’s how the business works and because we really weren’t sure about how long we would need to stay (while remodeling our house), we agreed. Months later, I went to extend for one more month, the rate had gone up $1500!!!! Management said that was the number from corporate and she couldn’t change it...we had to agree for one more month because our remodeled house still didn’t have electricity or water. And so we paid it. Seems like extortion. The experience of actually living at Villa Palms was quite pleasant. Yash was always friendly and helpful. Jason was also always available in a timely and helpful manner. The landscaping is pretty, the pool is very nice. Neighbors are respectful and friendly. The location is convenient. In conclusion, Villa Palms is pretty nice. DO NOT do a month to month lease. I feel lied to and taken advantage of. From $2100 to $3600 in one month? Disgusting.

My family and I are extremely grateful for the wonderful living experience at Villa Palms. We are actually newly returning guests. A lot of interior home renovations have happened since the 5 years we lived there before. It was the location and ability to bring our animals, that first attracted us to Villa Palms. Being a resident of Livermore for 42 years, I am confident in saying it will be a good move for any family. The family enjoys the heated pool, the new park around the corner and the activities that Yash, the manager, plans for the community. We recently just enjoyed a pool party. It was catered with delicious Mexican food, fruits, icees and more. We were even encouraged to bring family and friends. Although we weren't the lucky winners to have our raffle ticket picked for the amazing prizes, the chance to win was enjoyable! We have the next event, movie night on our calendar, excited for that! As a single mom Im really liking the valet garbage service. I am very busy so any help is welcomed. It saves me a trip to the large dumpster because I just put the can outside my door and in the morning the trash is gone, easy peezy! The workout facility is 24 hours and very clean, as well as the laundry facilities. Yash and Jason, Jason is the complexes handyman and he's been a staple there for years, are always ready to help make everything the best. My son loves seeing Jason around cleaning the area while we walk our dog. My toddler thinks Jason is pretty cool and fun! So, I bet you get my feelings on the property. I hope it helps!

After living in the Villa Palms Apartment community for almost 5 years, I can personally attest that this area is everything you could hope for in an apartment complex. The area is located in a great neighborhood, next to walking trails and parks for families. Also, the amenities on-site are fantastic; for example the pool area is complete with lounge chairs, umbrellas and tables, the gym is up to date with cardio machines and equipment as well as free weights, additionally the laundry room is open 24/7 & is always clean and ready when convenient for you. The managers throughout our time here have all been great, responding swiftly to any issue or request and our handy man Jason has diligently worked to fix any crack or leak in a timely manner. The community also benefited from several upgrades such as ceiling fans installed into bedrooms, a fresh new exterior paint job and even updated mail boxes. We love living here, and cannot imagine being this satisfied anywhere else. Livermore deserves more communities like Villa Palms, and we’re lucky to call it home.
