I booked a tour last Saturday and I was never told that there were no apartments available to show. Complete waste of time and gas. If you want to tour this building you might want to call first to make sure it is worth your time.

We moved into Jack Flats last year and really wish we had kept looking around! Or moved somewhere else nearby (Alta Clara, The Washington’s, etc) The positives: •The exposed brick looks cool •Dog friendly •Prompt response to maintenance requests and snow removal in the winter The negatives: • Layout- The kitchens are tiny with minimal counter and storage space. • Appearance- The brick that seemed cool, visually, crumbles and leaves orange brick dust on our furniture • Location - located directly beside the commuter rail track. The leasing agents assured as you can barely hear it in the units. It wasn’t until we moved in we found out how extremely loud it was. The whole apartment rattles when train goes by (which is frequently, including early morning and late at night). You have to pause conversations or mute calls because you won’t be able to hear anything over the sound • Extra costs - Tall windows and high ceilings seemed like a good idea until you have to pay the heating bill (expect to add another $200-300 per month for gas, electricity, water and sewer, which you have to pay here). • Smell and ventilation - During the winter months, our unit would constantly have an overwhelming smell of cigarette smoke coming through the vents from other tenants smoking in their units. • Common areas - The option to lounge by a pool all summer seemed like a bonus but it was always full of kids (which works if you have a family but not if you want to chill). And was shut down for part of the summer because it turned a funky green colour (maybe from all the kids peeing in it?) And, although it is “dog-friendly”, they use a pesticide that is unsafe for both humans and dogs on all lawn areas. • Most importantly, security and safety has become a major issue. The building front entry door didn’t properly secure and wasn’t fixed until there was a home invasion with a resident being held at knife point. Very scary. Even now, doors are still left propped open so anyone can enter And, on top of all that, they want to raise rent by 20% at renewal with the only justification being that people will pay it and they can charge whatever they want, without any room for negotiation or consideration for tenants who live there. Overall, not worth the price. I would highly recommend looking elsewhere. We wish we had.

Living at Jack Flats has been amazing! The best part is our maintenance team, they go above and beyond to serve us. I was locked out of my apartment one night and had some food on the stove, Someone from our maintenance team came to help me in less than 10 minutes. Anytime I need anything done in my apartment they come right away, I haven’t needed them to fix anything because my apartment was given to me in amazing conditions. I am very happy living at Jack Flats!

I have so enjoyed living at jack flats. One of the reasons is the timeliness of the office to maintenance calls and the quick response by maintenance. My garbage disposal was not working recently called the office and maintenance came that same day. Senad was great, he problem solved quickly and when he realized everything he tried was not working, he placed a new part and also resealed a portion of the sink. Senad is friendly, respectful and did a great job. It is clear he enjoys his job and takes great pride in his work
