This Community is quiet and safe to live so far. Maintenance works are done in a timely manner. There are couple of difficulties here. One, the postbox is located near leasing office for all the apartments, means you have to have long walk everytime to get your posts. Secondly, surprisingly there are not much (NO) Trash cans in the common places. You have to go into your apartment to throw the Trash or you have to go to the Centralized Trash place to throw even a single piece of paper. Common floors are not cleaned on a regular basis. From Security standpoint, they have automated gate using Access card and thats good. Elementary school is just a mile away. Car vaccum, Car wash place is provided with Water which is an added advantage. Vallet service for Trash is provided to compensate the difficulty in walking long distance to clear Trash. Means, Box is placed outside each apartment where you can keep Trash in a fully covered Cover and some person will come and collect everyday in the evening except Fri, Sat I guess. Tennis Court, Volley ball court, Fitness center and Swimming pool is available for everyone. Children play area is small with not much things to play. Amazon HUB is available where your packages from Amazon will be delivered in a safe way. McD, 7Eleven, CVS, Taaza mart, BJ's, Olive Garden are close by.

Do not even look at the property to live anymore ! Horrible management who just know how to charge you in every possible way ! No cleaning of common areas, the pool is dirty and when the lease is up for renewal the they increase it by 18% I mean $1800 for one BHK freaking way too overpriced for what we get here ! The staff and management is super rude , earlier it was so much better ! Do not lease this ever ! I so regret it !

There is a roach infestation in my building. I cannot express how disgusting the situation is. The apartment is aware of this problem but refuses to sink major resources into addressing the issue. Instead they focus on only spraying once a week while the residence are forced to sleep with roaches each night. The amount of roaches that you will deal with is something out of a nightmare. Additionally, certain members of the front desk staff are atrocious. Today I went to shred papers in the business center at 5:53 (office closes at 6:00). An older lady that works at the desk rudely told me that “we are basically closed” and that “everything is locked up”. This was aggravating because I walked from the other side of the complex and I told her it would take me less than a minute to shred my documents. She still said I couldn’t come in despite the fact that they were still technically open. I understand that she was ready to leave early but to refuse to let me enter the welcome center was very upsetting. If you can avoid it you should definitely avoid this apartment. It’s looks nice and it’s expensive but the roach crisis and the rude staff are too much. If I can save one person from experiencing this place then this post was worth it.

I just had a very unsatisfactory interaction. I am cosigning or was cosigning a lease for one of my kids to go to USF. I live in Tampa, but he wants more of a college experience than living at home. I picked the grand reserve, he had other ideas. I went through the application process,a and paid the 300 plus dollars. They were given tax forms and w2's and yet they delayed the application unless i would show them bank statements. So for others out there, income verification has nothing to do with bank balances, those are assets not income. WHen i told them I would instead withdraw , they told me they would keep my application fee. I told them all I can do is write a poor review of my experience.To which they replied,"you are welcome to leave any review you deem necessary. We will address any false claims withfactual information that confirms we adhere to federal laws." So go ahead and contest it. You made the application process honorous after you had all the appropriate information. I luckily am in a situation where i dont have to deal with them. If you are not be careful with this management company. PAt Horan
