I have been extremely pleased with my experience with Homestead Road. My 97 year old mother had been moved to an assisted living and I was trying to sell her condo. By chance a grabbed a card as I left for Tampa. The card was an advertisement from Homestead Road. Overwhelmed by the coming days, I reached out to them just to see what they could do for me. We were able to agree on a price and settle on a closing date very easily. I never felt pressured in any way. In the midst of all this my mother passed away which added another layer of hardship. Homestead Road was very understanding and even sent flowers. I cannot express the relief it was to be able to take what we needed to take from my mother’s home and leave the rest to be donated or disposed of by someone other than her family. No, there is no obligation and no charges or fees. If you choose to accept, we'll work on your timeline and determine the closing date based on your needs.
That is not our approach. We meet you, understand your situation and timing then will walk through the property. We'll come back to you in usually less than 24 hours and explain how we calculated the offer combining recent sales in your neighborhood (called "comps") with the condition of your home. Our goal is to provide a "fair offer" to you for the services we are providing. Also, it's important you know that we don't put pressure on you at any time during the process.
Since we are the buyer, we work on your timeline based on your needs, not ours. We can close in as little as a couple weeks or wait until you are ready.
While there are many companies that like to use "guarantee" language in their marketing, we choose not to do so because the meaning is not well defined. For us, we make our offers, explain how we derived and fully stand behind them. We are not a broker or wholesaler, instead, we are buying the home and will take ownership of it.
We do not require a third-party home inspection as part of our process. There are some cases where the local municipality requires an inspection by the city (e.g. septic tank) but for most homes, there is no third party inspection.
Once our local home sales advisors meet with you and tour the property, in most cases you will receive your transparent offer within 24 hours. If you meet with them on a Friday, it may take until Monday.
