I have lived here for a year my lease ends soon and I will be leaving… I should have listened to the reviews before I moved in a year ago, many of them said that there is bad insulation and that is very true. We can hear all the noises from the outside and late at night our neighbors sounds as well people have gotten evicted here because of constant sound complaints. We can hear them and they can hear us it feels like there’s no privacy I can literally hear my neighbors talking sometimes and can tell what movie they are watching it’s really bad I have had many sleepless nights because of it. It’s also not safe here there are people smoking right outside your door and we have had car burglary’s here. The maintenance here is not helpful either the leasing office workers don’t ever answer the phone the pools have been closed the whole time I’ve been here this place isn’t nice it’s dirty and the trash constantly looks like the picture I attached it’s disgusting. Literally don’t move here it’s not worth it you won’t be happy.

I am existing tenant who is residing in Trails at Loma Oviedo more than 4-5 years. I would like to let you know that they don't take care of their existing tenants. Even for existing tenants they are increasing the rent drastically. So, please be aware that without getting services they want to match the rent with the luxury apartments. I have to give at least 1 star to save the post. I have sent an email 4-5 days back and still waiting for a response.... Looking forward a positive response from you. Thank you.

Here is my honest review; there’s always pros and cons for each apartment. Since I came from a luxury property it’s honestly not that bad staying here as everybody else is saying on their reviews. You can’t have luxury apartment standards on a property that’s not luxury. The office staff since coming here was great with me and my roommates. Chasity, Nadjel, the leasing agents were great including Melissa the property manager. The maintenance staff comes at a timely manner to get everything done in the apartment, especially Jeremy and Fernando. Jeremy whenever he goes to fix up my apartment he’s friendly with both my cats and my cats LOVE him. They are certainly faster than my old complex where maintenance took forever and it was considered luxury. All in all, I lived in a couple luxury apartments and normal ones, due to having a family with military background we moved around a lot and I can most certainly tell you from living in good and bad areas that CRIME HAS NO ZIP CODE. If you think you live in a nice area and their won’t be any crime you must think that there’s perfect peaceful world when in reality it isn’t especially with current events. All in all I recommend living here to anybody that is interested. Maintenance comes at a timely manner, whenever I go to the office the staff is helpful, they have fun events here, just today we had a scavenger hunt and it was a blast, everybody had fun from me as an adult to the kids as well, i donated some of my points to them to win it was quite a blast. Last but not least; I ALWAYS see people and kids walking around enjoying the fresh air and sun. So comparing that to the bad reviews is it REALLY that bad to live here? When I lived in bad areas people weren’t really outside like that, walking, exercising, or kids playing, other reviews seem more like in the moment or trying to bash someone in the staff or just simple hate. I think not, like I said there’s always good and bad to everything and I see mostly good in this property, the staff, and location overall.

Disgusting staff. Disruptive neighbors to the point where staff told us to call the cops instead of handling it in accordance with their own policies. Edit: Leasing office called with no new interventions after they said Public Relations informed them of my review. Considering my 1 star is based on the staff, this is horrible relations on their part. In addition, we received a notice that there have been vehicle break-ins. The leasing office told us they would like the cops around as much as possible. The crime here is unbelievable. Our air quality indicator is red in our apartment. At this point I fear that staff will slow-walk requests we make such as maintenance due to their unprofessional attitude. Staff openly admitted to not following the lease as written. Does this mean I can do the same?
