I lived at Trailside for the past 1.25 years and the apartments themselves are spectacular. However, the office staff are horrible to work with and good luck even getting in contact with them. You can call them an endless amount of time during their normal business hours but the best way for you to actually talk to them is in person because they'll claim "their phone lines aren't working or their phone lines have been very busy". The maintenance crew are amazing and always go above and beyond, especially Jose! He always would be so personable and have conversations with you, such a nice person overall. The apartments are wonderful to live in, have big open space, and most have been renovated. The only problem is if you live on the 1st or 2nd floor you might overhear the people above you. Thankfully, I lived on the 3rd floor so that wasn't too much of an issue. However, a previous maintenance worker lived right below and would complain constantly about noise even though we bought carpet to help combat that and made sure to tread lightly. They were very unprofessional and would even bang on their ceiling (my floor) so many times and we would constantly inform the front office but nothing ever was done about it. Otherwise, the actual living experience was great. They have an amazing little gym with treadmills and a couple of weight machines, and yoga mats. In addition, they have a community pool which was great but personally I only used once.The apartment complex is conveniently placed near major shops such as Publix and Walmart and not too far from Oviedo Mall. It is also far away enough from the busy location that the main UCF campus brings. The apartments are well kept and roads have been recently renovated. They do have a gate that use to work but was damaged over one year ago (I assume a car ran into it). They did replace it and even sent out an email that they would start implementing it, but never did. They do give you an access card for the gate but who knows if you'll ever actually have to use it. You also have to pay for valet trash and it is not very consistent and they only allow you to have 1 trashbag outside to collect or else they would send you a notice of violation. I am upset that we were long-term residents and upon renewing our lease our rent went up from $1495 for a 2x2 to over $2100. I understand that there are price increases especially now since COVID is over and there are price surges for apartments everywhere but this is completely ridiculous. They added absolutely nothing new to the inside of our apartment. I would have been fine if it increased to a reasonable price ($100-$300) and not an additional $600. But with the new management and all the new renovations they've been trying to put out recently I am not surprised that they've been overcharging these apartments. My final complaint would be the dog park they have. Once inside you'll see that the fence on the right side next to the recreational pond is beginning to wear down. The land is starting to erode so the pond water is accessible to the dogs. This is a health hazard as that recreational pond water is not safe for consumption. I have addressed this issue to the front office only for them to say it is on their list for renovations but apparently not since it's been over a year and it is still not fixed. They need to replace the entire fence or at least sections of it and raise it higher up where the land isn't so eroded and the dogs will no longer be able to reach the water. I also had a not so pleasant experience when the owners or management (I'm not sure who they were but Penny the manager was with them) yelled at me for my dogs running loose inside the dog park. I will say at the time one of my dogs was a puppy and wasn't fully trained so he did jump on them with wet paws from going under the fence and going into the water (which is why they should renovate that fence line in the first place). But IT IS a dog park why advertise it as such if you don't want the dogs to be loose and running?
