Dirty, rude neighbors. Overpriced. although I was never late on rent. after giving notice of my intent to leave, they took my full months rent and then asked me to move out a week early. I obliged their request with the promise of receiving a refund for rent not used. now, they have the audacity to not refund my security, not to give me a refund on the week they asked me to move, and overcharged me to shampoo the carpet. they shampoo the carpet after every move out! scammers!

Lived here for 3 years and would 100% recommend. Wonderful pet- and family-friendly community, quiet, convenient to highways, grocery stores and The Villages, and the neighbors are very friendly! As a young woman living alone I never once felt unsafe in my complex. I didn't need much from management or maintenance, but when I did they were always good to me. I've had my share of late night maintenance emergencies and they always came as soon as they could to make sure everything was okay. I will agree that upkeep of the grounds is...irregular. The retention pond pumps are off for long periods of time, the team that painted the buildings was careless, and the front of my building flooded badly every storm. This is really the only reason I docked a star. I recently moved out for family reasons, but I would have been happy to continue calling PepperTree my home and I recommend them wholeheartedly. Thank you for a happy, peaceful 3 years. :)

We've been here 2 months and really like this place! They offer a lot and keep up on it looking pretty nice. The office personnel is very nice and professional, and the maintenance crew is always out & about taking care of things. It would be nicer, though, if there were better instructions for the trash compactor and also wished people picked up after themselves & their pets a bit more so that we don't have to look at it (or step in it) until the maintenance crew (or mother nature) gets the chance to clean things up. However, we do our part to help keep things looking nice because we care about this place and our neighbors. <3
