Kings Point in Sun City Center is a retirement community of condos. We are residents and it is the best place ever. Each resident takes care of everything inside their condo, and just about everything else outside the condo is taken care of for the residents. We have over 200 clubs for all sorts of activities. Two large outdoor pools and two large indoor pools. All kinds of exercise classes go on all weekday mornings. There is a very large exercise facility with all the machines you could possibly want. There is training to work on the machines and several employees handling the classes and personal training needs. There is a 650 seat auditorium with many outside group entertaining and even entertainment from residents. There is an 18 hole golf course. There are 3 ambulances and volunteer crews available 24/7. This only covers a fraction of what goes on here. The monthly HOA fees may seem high, but they cover so much. There are 5,500 condos and nearly 11,000 residents, and 113 HOA communities under the umbrella of a Federation association. Each HOA's dues are slightly different but basically $400 - $450 per month. At first, we thought these fees high, but it is worth every penny we pay. It is an outstanding place to live.

Yes. Many snowbirds rent for the winter months. They come from the North, Canada, and even Europe. They enjoy the pickleball, tennis, golf, and fully equipped gym facilities. Participation in trainer-led physical training is also popular.
It includes basic cable TV, high speed wifi, water, landscape maintenance, exterior maintenance of your unit, including roof. Operation and maintenance of numerous recreational facilities (two clubhouses, five pools, tennis courts, etc.) Salaries of property management staff. Insurance premiums and a loan payment too complicated to explain here.
