This Mobile Home Park looks like most of the residents are blue collar, hard working people. Some retired people too. Some homes could use a facelift, but they are putting up new homes there that are very nice. Rent or a mortgage is very affordable.

Peaceful gated community places lot rent around same as other parks in Lakeland. Pool and clubhouse are a plus. Security better than most. Hope to be a member there.

I have been here four months. It is relatively quiet except for the jerk with the loud stereo. Some what clean but lots of stumps that need to be removed. Con about this place: Can't get my lot rent locked in for a year and surprise the rent is going up January 1. **** Update my lot rent has gone up yet again and have been here a little over a year and a half, that makes the 3rd increase! This is ridiculous for a fairly new resident. There is a few amenities but there also some things here that need correcting if they keep raising rent, like get rid of all the dann tree stumps and put in speed humps for the speed racers through here. Been here just at two years and my lot rent has been raised yet again with NO improvements. A little anxious over hurricane season due to severe flooding last season!

There are 32 empty trailer out of 200. This park is dead. The only thing they have going for them is the heated pool. Nice club house , but empty. The only activity during the season is Bingo. The owner is disorganized, uninformed and irrational. I wouldn't want to pay rent to someone like this without a notarized receipt every month. The office personnel are, for the most part, pleasant, but, have little to no direction from the owner. Also, Polk County is planning to widen New Tampa Hwy, in front of the park. Stay away from this one.

There is a designated/fenced area to walk your dog. Most homes don't have much of a front or backyard. Even then we are required to keep dogs on a leash. I believe the lab would be permitted, but that's up to management. I was told "the bigger the dog, the bigger they make a mess, therefore the monthly pet fee would be bigger for a large dog".
Save a lot is right up the sheet on the corner of wabash and 92 and family dollar right next to meadow brook
Was $475 but going up in January to $480, second increase in a year and a half!!
