The location of these apartments is great and some of the staff are super responsive and helpful. Those are about the only positives of these apartments. My first unit in the flats building had a massive amount of mold. The maintenance claimed to test for it after I moved out, and claimed there was no mold even though I had to throw out several wooden furniture items that were ruined by the mold (no reimbursement offer was made, they didn’t even want me to move out of the unit and were going to have me stay in the unit while they cleaned the “dust”). They immediately rented out my unit after I moved out, without addressing the mold. After I moved to the other unit things were slightly better, but the unit faces the street and the noise is overwhelmingly loud at all times of the day and night. Additionally the doors and ceilings are paper thin and I can hear all hallway noise as well as my upstairs neighbor. My car was STOLEN from the parking deck they tell residents they can park in and they have no cameras!! All I got was a “I’m sorry that happened” email. The constant construction on the buildings is a major inconvenience and honestly doesn’t look any better. The paint and wallpaper in the flats building is sloppy and tacky. They are about to start construction on the lobby of the flats and have no estimation for how long that will take and how much it will inconvenience residents. The only main entrance will be blocked during the process (the other entrances open into dirty alleys). The gym is tiny and grimy. The pool is nice but it is shared with the condos next door, so can be insanely crowded. Lastly, the rent increases have been insane. I asked to negotiate my renewal offer as it was way more than what I was originally paying and they said there was absolutely no way they could as it was “under market value.”

I absolutely love it here. The front office staff has been nothing short of amazing. Quick responses to my concerns and the area around the Delancey is awesome. Full grocery store, tons of restaurants and a few bars, attached parking garage; what else could you want? I just moved here and I’m really, really glad I chose the Delancey as my first home here in Arlington.

I have been here for about 3 yrs. I have had a good stay during my time. Jake the Manager is great and responsive person to deal with. The issues that I come across they are met with a timeless response. He does a great job of trying to improve this residence. When there is a issue he is usually on top of things pretty fast. They are always upgrading the residences here. Its centrally located Grocery store underneath is convenient. and lots of restaurants near by. It a great place and a great day to be in a APT at the Delancey.
