The only positive comments I can give are that the units that aren't in disrepair are pretty nice and spacious and the residents are kind and look after each other. This is very important because very little support, communication, or common courtesy is offered by the various managers. In just one year, there was some kind of main office or staff turnover at least every three months. No consistency. No one seemed to ever know anything nor were staff able or empowered to give clear answers to basic questions. Systems changed frequently and/or were not followed. The application process was inefficient and mismanaged. Everything from the application to checking out after year felt like they were making it up as they went along. It felt like a free-for-all. The pool was unusable for well over a year (repairs were needed and the water was a disturbing color). For well over a year they were still making repairs from the Central Texas freeze and not giving residents clear answers about when repairs would be made. Whenever repairs were made, hallways and common areas were prioritized instead of tenants' living spaces. Security is not consistent. The main gate is typically open as well as the pool. The fire alarm went off at least weekly causing disturbances to residents. There are many solid tax credit apartments around town that will communicate well and treat you with dignity and respect. Do yourself a favor and avoid the Villages.

Although they advertise my former apartment complex as "Seniors Only", they are allowing younger relatives of the over 55 tenant to move! They have no idea how many folks have been doing that. It's unenforceable, as more and more 20 Year olds are appearing wandering around the hallways. They even had one pair of shady tenants rip the washer/dryer money card machine right out of the wall next to the elevator---all on Mother's Day! People walking in and out, no need to enter a door code. I watched streams of grandkids and adult children bringing flowers and gifts through the lobby. I lived just down the hall and went to grab lunch. Thirty minutes later, I return to the lobby to see a small crowd of people standing next to a huge hole in the wall! Same thing happened with some local transients kept being spotted either wandering around wearing all black hoodies, or the cleaning crew surprised by some guy. Sleeping in a bathroom (they never bothered to repair the lock on the fence in the back despite being told numerous times). I started living there in 2017 shortly after having gone through a really rough health scare in New Mexico. My lungs were frail and I had to be on oxygen tanks all the time. I was sitting in the lobby and one of the agents came over and plugged in a fake perfume room deodorizer, very strong smelling stuff. There was no letting me know what she was doing. She just plugged it in and walked away! My oxygen tank was really obvious I would think. I decided to go to my apartment, just 100 feet down the hall. As I started walking I saw the other leasing office agent holding up a can of Air freshener, spraying it nonstop as I was forced to breathe in the chemicals. No apologies. She just said that some bigwigs from corporate were going to visit them and they wanted everything to be beautiful.

Don’t wast you time or money on this mismanaged dump. Management is shuffled in and out on a bi weekly basis. This place took my double deposit and application fee and just sat on it for over 3 months.

I have lived at The Villages for a Year now and I have renewed for another year. I have to say the Staff and Neighbors are wonderful here. I have lived in other complex before and I am the happiest here. I love that the neighbors are so friendly and the management team is always figuring out how to keep us entertained with activities. I would 100% recommend this place to my family and friends.
