I have lived here for almost a year now and nothing could have been better for this place was to have a new owner take it over and be lucky enough to have the Property Manager, Brian, manage it for them. I can tell you that in my prior rental places the manager did not take pride in the place and for Hollywood East, Brian, definitely takes pride in his job. The front office staff here is amazing! Within the past 2 months they have had 2 events for the residents, a root beer float day and then a breakfast on the go this past month. I always enjoy heading down to the office and seeing a smile on Bianca's face and then having a nice chat with Emilia and Brian. If you are looking for a place that provides a level of professionalism, this is the place for you!

Very beautiful Community. I moved in about 6 months ago this unit is very spacious, clean and quiet. This area has a lot of amazing places to shop and explore 😬 The assistant manger Emily and the staff are extremely helpful, kind and so sweet. They will take good care of anything you need. Thank you for being so helpful since I’ve been here. I highly recommend this property to anyone.

Very sub par apartment building if you move here expect to be inconvenienced. A few months back my 2000$ e-bike was stolen off the property only for management to tell me the camera on that spot was never working, my car was broken into and stolen from from inside the parking garage and I lost an 800$ speaker, the hallways often smell like urine, just recently I lost my elevator key fab and was charged 50$ for a replacement you want to use the party room you have to pay for it and if you want to use the grill you have to hand over your ID at the front desk. Not worth the price they’re asking 10/10 would not have moved here looking back.

Love the community, the concierge, the maintenance team and the management team. Emily assistant manager is awesome and Brian property manager Is fantastic. This is a great place to live and the location is great. They definitely make you feel home.

There are several ways that you can pay your rent. · Pay with a personal check, cashier’s check or money orders. · Pay with a check online through our online resident portal. *This option does NOT cost a convenience fee. · Pay with a credit or debit card online through our online resident portal *This option does cost a convenience fee.
Rent is considered late on the 5th and any time after. There is a late fee charged to your account of $100 if paid after the 4th. If late, rent must be paid with certified funds with either a cashier’s check or money orders and would be brought into the office with late fees included.
Rent is due on the 1st of every month; however, we accept rent until the 4th with no late fees.
· There is a member of maintenance on call 24/7 for maintenance emergencies.
· Smoking of any sorts is not permitted even with a medical card. · We are a smoke free property.
· We do not allow boats, jet skis, trailers, pods, etc… to be stored on the property.
· There is a parking garage for the residents.
· There are storage cages in the garage and are at $150 a month.
· AT&T is the provider for the cable/internet/phone.
· The utilities are not included. · The water/sewer is billed monthly and is based of the square footage/occupants. You would pay the property that bill with your monthly rent payment. · You would put electricity in your name and you would pay the power company directly.
· Renters Insurance is required through the entire term of the lease.
We do allow 2 pets per apartment and require vaccination records and a picture of the pet. · Non-refundable pet fee of $300 for the 1st pet and $300 for the 2nd pet plus $20 monthly pet rent for each pet. · Pet park on property which is turfed. · Restricted breeds: Rottweiler, Doberman Pincher, Pit Bull Terrier/Staffordshire Terrier, Chow, Spitz and Akita.
· The security deposit is 1 months’ worth of rent with approved credit and 2 months’ worth of rent with conditional credit screening.
· Income must equal 3 times or more of the total monthly rent. · Must pass credit, background and rental history screening.
