I would give out a 0 star review if I could. Let me just start off by saying that two years ago, the staff and amenities were acceptable and very nice. This may have been because of covid and the low amount of people living at the hills. However, the past year there has been an absolute nightmare. Firstly, the house we moved into was handicap accessible which means that the counters and downstairs bathroom sink were all lower than usual. This was terrible since me and my roommate are tall people who had to bend way down to use any of the sinks. Secondly, the houses are all cookie cutter built and have no sealing to prevent insects from entering the house. The last six months have been ants vs me and my roommates since there is clearly an ant infestation behind the oven of our unit. This problem was also being dealt with by my neighbor. The shuttles were decent at the start of the school year (fall) but were not up to schedule at all during the spring which led to me missing classes at times. The last straw and biggest problem is the dishonesty of the staff that work there. The electricity bill had not been billed to us for a while and I PERSONALLY had to call and ask them why. They said the system was down and that they would make us pay in three installments. This is not ideal at all since it’s easier for most students to pay a monthly fee of $60-$80 rather than pay a whole amount of $200 each month over the last 3 months of the lease. Not only did they do this, but they did not send the second installment bills to the electricity company and added that bill onto the last bill we had to pay which amounted to $300. Keep in mind, I HAD TO FIND THIS OUT THROUGH THE ELECTRICITY COMPANY. The hills didn’t even have the decency to tell any of us about this. Very scummy business and on top of that, they rarely clean the gym. Would not recommend living here at all costs and they have the guts to raise rent prices next year. Disgusting

In the beginning of living here, I really enjoyed the Hills. The staff who work the front desk and maintenance guys are incredibly nice and helpful. The amenities are convenient. However, it seems as if they do not care about their residents or property. There is trash all over the property in general. The buses have now become unreliable as there is always something wrong. The number of times I have almost got hit by a car in the complex or just simply leaving the property is too many times to count. The apartments were built very fast---many of them are poorly built. It can be very difficult to find parking which has been a constant issue that they have yet to resolve. Due to new management, I have not paid an electric bill these past 5 months (little to no communication on that as well). Not only do I have to look forward to paying a months worth of rent but also a $600-$700 electric bill… I am very fortunate to live in my apartment but considering how much money they make from their resident’s especially with their high prices, it is sad to see the decline these past two years of living here. They advertise that the hills is “a residence life program with monthly social and academic events and gift deliveries”. I can say they held up to that standard 2 years ago, but now, not anymore. If I were to do it all again, spending $800 a month on an apartment at this location is not worth it.

I lived at the Hills for a year and for the most part, it was fine. The experience I’ve had moving in and moving out of this place was an absolute dumpster fire. My roommates and I needed to move in early for Rush and they said we can only move in early if we pay for a premium unit. We did and when the time came they told us we needed to request an early move-in date and that our unit was still not move-in ready. I don’t know how we weren’t told that when we made it clear from the start that the only reason we were paying for a premium unit was to move in early for Rush. Also, the only thing premium about a premium unit is its location and/or view. My absolute breaking point with the Hills was after I moved out. The point of moving to the Hills in the first place was to have separate leases for our individual rooms. So, tell me why after moving out I’m seeing pictures of my roommate’s room labeled as my room when his room has extensive damage. After literally begging the leasing manager to take another look because they mixed up the letters associated with the rooms with the pictures they took, I was dismissed, lied to that they did double-check, and told they could only change the charges if my roommate wrote to them and confessed that it’s his room in the pictures. Of course, my roommate would never do that when I’m stuck paying the bill for him. That is absolutely not a reasonable request and should not be my responsibility as a resident. I should not have to beg management for this obvious mistake to be corrected. After calling a ridiculous amount of times to explain, countless emails and calls that no one responded to, I had to notify my guarantor and after one phone call, they corrected the charge. I shouldn’t have to call my mother to talk to management to be taken seriously. That’s completely unacceptable that I had to escalate the situation that much. After we moved out my roommates and I received hefty damage charges. When I requested proof of the damages management sent me photos one of which showed a faint line behind the couch that we didn’t move for the entirety of our lease. This “damage” cost my roommates and I $200. I talked to other property owners who rent properties and they said it looks more like normal wear and tear. If I actually damaged anything, I would own up to it, but I didn’t so this is just ridiculously unjust. That’s not the only damage charge I received, but after that struggle with the first charge, I just wanted to be done with them. So, after what I went through at move-out and how I was treated. I honestly wish I didn’t move here in the first place.

What is a redecoration fee? Why do I pay this?

The redecoration fee is intended to cover the costs associated with returning your apartment to "like new" condition after you move out. Although, you will be responsible for the general cleaning of your apartment and any damages prior to vacating.

What is an individual lease?

Individual leasing means peace of mind for both parents and students. An individual lease means you are only responsible for your student’s space, not the full apartment as a typical joint lease would be structured. Common areas are shared responsibility among all roommates (ie, living room, kitchen, etc.). Our term lease structure is a lease that begins on a specified date and ends on a specified date, for one fee. This fee is conveniently administered in 12 installments (similar to a monthly rent payment).

How do I qualify for a lease at The Hills on Grand?

We have a professional on-site maintenance team that would love to help! Non-emergency requests for maintenance can be submitted via our website at any time and will be handled by the maintenance team as soon as possible. Our average turnaround time for maintenance requests is within 24-hours during the work week. Any time you have an emergency, please call the office directly. After hours you will be prompted with automated instructions on how to leave a message. Your message will be responded to by our on-call maintenance team member.

Will I be charged for maintenance repairs?
