Working with Buyers Broker of Florida was a great home buying experience. Erika was AWESOME to partner with in our home buying journey from the first phone call up to the closing she made sure all of our questions (and some we didn't know to ask) were answered and everything ran smoothly. We're new to the FL market and we owe all our success in finding what we wanted to Erika. She was beyond being good at helping and representing buyers, she's phenomenal! In all that we were doing to find the right property for us she served as a consultant and advisor. We hired Erika to make sure we didn't get "caught" in any traps. She discovered contract mistakes and helped us correct them. Told us what to look for and watch out for. In addition she recommended an amazing RE attorney. There were so many errors along the way and Erika had our back at each intersection. We would not have had a successful outcome if it weren't for her guidance and experts. So far my experience with Buyers Broker of Florida has been nice. My husband and I have just started the house finding journey and we gave Buyers Broker of Florida a call. I found them searching online for an exclusive buyers agent. We spoke to Eve first and she started talking with us right there about our particular situation. She was very informative and willing to answer our questions. We ended up speaking with Erika as well to get a better sense of the company. She was very informative too. I was under the incorrect impression that working with EBA brokers you would work with the company as a collective unit, although to some degree that is true, we would be working with a particular agent at the company, which I do appreciate to have a more streamlined experience. The impression I got from speaking with both Eve and Erika is that the company prides themselves on having integrity within the not so integrity ridden world of real estate. I would recommend giving them a call.

My husband and I can't say enough about Erika Phelan. Erika started with an awesome list of homes that met all of our criteria. Erika was with us every step of the way, from the showing to the offer, during loan procurement all the way to closing. We live in Missouri and were unable to attend the final walk through but that was not an issue for Erika. Erika completed the final walk through in our stead. The service and "excellent" communication we received from Erika isn't found very often. We appreciate everything Erika has done for us, helping us to purchase a home we will eventually use for our retirement. We highly recommend Erika!

Hi, do you have any advice for an out of state person considering buying a home in Florida?

Buying a home in Florida is different from other states. Florida has no mandatory agency disclosures which means that brokers do not need to tell the buyer that they are really working for the seller. Don't assume that friendly agent showing you homes is on your side: typically their job is to sell for the highest price and most favorable terms for the seller, with no loyalty or obligation to you the buyer. Or they work as a "transaction broker" with no loyalty for either party. It is important that every buyer have their own agent that offers fiduciary duties of total loyalty, strict confidentiality and full discosure. Buyers Broker of Florida

How are you paid and do you charge a fee?

No. Exclusive Buyers Brokers are paid commission no differently than any Real Estate Brokerage. Our commission comes from a co-op fee from the listing office or paid by the seller at closing. Builders also pay the agents commission to the brokerage. Buyers Broker of Florida

Buyers and Sellers have different needs. Sellers want the highest price and buyers want the lowest price. There are always conflicts, different opinions and things to negotiate and re-negotiate between a buyer and seller. There is no magic that allows one agent to do both at the same time. Do you require your buyers to sign any contracts or agreements?

Yes. In the State of Florida, in order to be represented, there MUST be a written agreement spelling out the duties of both the buyer and the broker. Its the law. Depends on the buyers needs. If they come to town to buy, it depends upon inventory, areas, and how many properties fit the criteria. Normally 2-3 days. Most closings are 30-45 days after contract but that may be negotiated. It the buyers criteria is scarce it may mean waiting till the right property comes on the market which could take months or longer. We also sell homes to out of town clients that buy "sight unseen" and rely on us to find the right fit for them. Buyers Broker of Florida

What is their process when helping home buyers?

First we consult with the buyer and find out what their wants and needs are and we discuss the home prices and costs involved. We start by sending them target properties by e-mail. If financing, the buyer will need to be pre-approved for financing with a lender so that we are looking in the correct budget. If paying cash, they will need to provide POF (Proof of Funds) which will also be needed in order to submit with an offer. We discuss all the potential pitfalls in the purchase and answer the hard questions. Buyers Broker of Florida

Absolutely. Once a buyer applys for financing, the buying power may go down and the down payment and costs may be higher that expected. It is never about how much you can qualify for...it is also about what your financial comfort level is.
