This has got to be one of the most poorly run apartments in st. Pete. Even if the rent seems proper do NOT move here. We've lived here for almost 2 years. Constant construction. If you have a lower sitting car, you will never be able to get into the parking lot if it rains. It will flood to 6+ inches of standing water. They have a perfect side entrance that doesn't flood, but they have it bolted shut. So there is no way to get in unless you risk damaging your car. There is no good reason to have this gate shut. If you call it in to their emergency maintenance line they tell you "too bad" The apartments have mediocre renovations. No one picks up their dog waste, and the complex doesn't seem to care. Ive never been so excited to move in my life. Never move here unless you want poor management, apartments in disrepair, an inability to get home if there's even a slight rain storm(hello, its florida so there's a big storm every day for 1/3 of the year). Their construction takes them forever. They use jackhammers and makes as much noise as possible. If you work from home, you might as well quit your job because they are so loud and just when it seems to be done, they have 14 other apartments right above you they do. If you mention any problems to the women in the office, they brush you off and do not solve the problem.

I been a resident over a year And Charleen has been the most helpful person the leasing office has had, she's very professional, I thought she was the property's manager, this woman works every weekend that alone is dedication to a job. She's always polite even when others are not to her. I appreciate her kindness and professionalism.

I would love to rate this apartment complex higher because the units themselves are nice... but my A/C couldn't get below 80 degrees for half the year and when I complained about it the maintenance staff would just tell me to "get curtains" for weeks. Another maintenance guy eventually told me that because I'm on the third floor and their roofing has little to no insulation that there wasn't much to do. It took a long time before they realized there was a leak in my "brand new" A/C unit. On top of that horrible experience, they're also preying on the middle class by taking advantageous of the volatile market we're in. The cost to renew our lease has gone up by $200-$300 per month. There have been zero upgrades to the standard of living nor has the median household income increased and yet they're hiking up their prices. It's spineless and predatory. Also, there's bugs in the units. No amount of pest control can get rid of them in a clean apartment. Just stay away from this place. Nothing about Emerald Pointe is worth the egregious price.

I would absolutely not recommend living here. Apartment is invested with roaches, did not fix broken window until attempted break in, apartment was disgusting at move in. When we moved in the fridge smelled like an animal died inside it and it took 5 days to replace the fridge. Apartment was not livable and I had to stay at a hotel for the first week I was living here. The apartment was also infested with roaches (still is). We have had our apartment sprayed by pest control numerous times. Every time they say our apartment is clean and we are not the cause of roaches. We have found roaches in our fridge, microwave, and dishwasher. Our apartment has been bombed for roaches twice and it has not fixed the problem. When we moved in the kitchen window was broken. We filed a work order on 8/9 and it was never fixed. We had an attempted break in through the broken window on 11/4. Only after the attempted break in was the window replaced. The mail here is very unreliable. We constantly receive the wrong mail and do not receive our own.

NO, WATER IS AN ADDITIONAL CHARGE ALONG WITH PEST CONTROL (RARE) PARKING FEE. OUTRAGEOUS PET FEE, KEY DEPOSIT TO USE ANY AMENITIES, THEY DON'T COME AND DO LOCKOUTS YOU HAVE TO HIRE A LOCKSMITH! ONLY ADVANTAGE IS LOCATION ON 4TH STREET IF YOU MUST HAVE LOCATION I CAN BEAR IT, THEY WILL COZY UP TO NEW RENTERS. CURRENT RESIDENTS GET VERY POOR CHOICES AND TREATMENT AND HIGH RENT HIKES AT RENEWAL TIME.
Each account is specific to the resident. The resident will have to contact the office to get their special account number and online access.

January 2021 they still have only 50% occupancy in this complex. Despite running move in specials. Does that tell you Something? RENT IS TOO HIGH FOR A CRISIS ECONOMY.

The bathroom is located in the hallway just before the bedroom in the one bedroom. The non-renovated studios have a door into the bedroom from the walk in closet for the bathroom and a door in the hallway for the bathroom.
It's upgraded in SOME AREAS and you will see the HIGH RENT,TOO ..just a few days to ago garbage was piled up all around, a lot of it open and all over grounds. Residents were picking it up.
This place wants to charge residents more money if you have someone staying with you longer than 2 or 3 nights. They want so much money from the people living there to make up for all the apts that are empty.

I strongly advise NOT moving there. Not a good place to live. They raise the rent every year and play games with the water bill etc. They do not care about their residents.

They are never in the office lol I waited 45 minutes to finally get someone tracked down so I could pay rent.
