Excellent question. One cost associated with commercial and not residential is the procurement of Environmental Reports which are a requirement of all commercial lenders. The first being a Phase 1, a historical background check of the property performed to determine if any of the uses involved hazardous materials, or if there were any underground storage tanks on site. This cost of this report runs about $2,000. In the event the Phase 1 calls for further action, a Phase 2 is performed. This consists of taking soil borings of areas designated to contain contamination (i.e. by former gas pumps). The results are sent to a lab to determine if the levels exceed current standards set by the AQMD. The cost of this ranges from $5,000 to $100,000 and above depending on the size of the property.If the levels exceed these standards, the soil would need to be remediated and the costs of this type of work range in the thousands to the several hundred thousand and even millions.
