As the listing agent, I had to go with buyer to choose Lena Signor as the escrow officer. I have to tell you that I had the worst experience with Lena Signor during my transaction. At first, I asked her to order HOA disclosure package for my client. No response or confirmation from her for 7 days. With my repeated request, she emailed me back saying she ordered it. Another 8 days passed, I still could not get the document, so I had to contact HOA myself. I was so surprised to find out that no one from escrow had ever contacted HOA for the document. So, I had to ask Lena to check on it. Anyway, it took 22 days for Lena to get the HOA doc.. Due to her delay in action, the transaction was delayed. Furthermore, in the whole process, Lena did not provide necessary update, or explaination of the situation, leaving me and my client out there to wonder. Even no update was provided to seller or listing on the day after the transaction was recorded. Way below par service. Try to avoid her if you do not want regret.

Once all the terms and conditions of the instructions of both parties have been fulfilled, and all closing conditions satisfied, the escrow is closed and the safe and accurate transfer of property and money has been accomplished.
In Escrow, both the buyer and seller can move forward separately but simultaneously in providing inspections, reports, loan commitments and funds, deeds and more, using settlement as the central depositing point.
An escrow is an arrangement in which a disinterested third party, called an escrow holder or settlement agent, holds legal documents and funds on behalf of a buyer and seller, and distributes them according to the buyer's and seller's instructions.
Fidelity National Title conducts a diligent search of the public records for those documents associated with the property. We then examine those recorded documents in order to determine if there are any rights or claims that may have an impact upon the title to the property. Matters that are discovered in the search can be excepted, resolved or extinguished prior to the closing of the transaction.
Unlike other forms of insurance, the original premium is your only cost as long as you own the property. There are no annual payments to keep your Owner's Title Insurance Policy in force.
Title insurance provides evidence of title and insures ownership of real property. It is of utmost importance that you are protected against pre-existing title defects to the property when you purchase real estate. In order to do so, you must first be informed of any existing rights or claims that may, in the future, threaten your title and possession to the property. Title insurance provides you with this protection.
