We have had several permits in there for almost 6 months and nothing to show for it, they never return phone calls or emails. The only way to get them to do anything is to go in person and not take no for an answer. The permit manager Heather Colford was blatantly disrespectful and her words were “if you don’t like it go pull permits somewhere else” even with proof of emails and phone calls not being returned she proceeded to call me a liar in the lobby. I deal with permit offices all over the state of Florida and this is by far the worst county I have ever experienced. I would highly consider choosing a different place to live if you are new construction and if you buy something already built make sure you don’t want to add anything that will require you to get a permit.

Very bad at returning calls. Their voicemail says to not leave more then 1 voicemail but I left a message a week ago and still have not received a return call. I think this is the last time my company will be doing business in Hernando Co.

Whenever I have called about my permit everyone has been more then helpful. Yes, permits are taking awhile... but for my circumstances this has been my builder's issue.. Just want to say thank you to Ali in permitting and Kay in zoning. Thank you for giving me updates!!

Worst ever. Can’t even acknowledge permit request in a timely manner. I am a home owner and dropped off my permit a week ago for a simple carport addition.Cannot even get an acknowledgment that it was received. Something as simple as stamping and marking as received. Tabitha was at the front desk, she’s the same person that told me I was to drop off my application in the drop off box and that it would be stamped and received at the end of the day. Today she was arguing that it takes 3 weeks just to get the permit request stamped and in the system. I can go online and find many more applications that were submitted after mine and have already been issued a permit. Something else going in there, perhaps someone should look into this place.

For setback information, please contact the Zoning Department.
Pavers alone do not require a building permit in Hernando County.
Right now there are no permits to build a Six Flags business in Hernando County.
Good luck with them. Getting permits is like a year long process. It's ridiculous.
They are overwhelmed with the amount of construction and are trying to catch up. Please be patient with them we are all super busy right now. They are doing great as far as building department goes. I deal with amny and hernando is doing awesomeness
We have tried for over a week just to get an appointment until finally we just went over there. They would not take walk ins so we spotted an employee outside and asked how to get an appointment. He explained there was a backlog and their phone system was having issues. He promised a call to us this morning but we never heard from them. I too would love to know who to call for help with this. We have no water or electricity on our property and can't get them until we get these permits.
Michael's custom homes was the builder
Good luck. They're not easy to deal with. Some nice ones there and some really BAD Employees. The whole system is corrupt and we are paying for unprofessional ones while they sit inside and laugh at how frustrated they make us.I finally called the Governor Ron DeSantis and they're trying to find better methods but I could have built the Taj Mahal by myself before I can get a simple permit to put a concrete pad in my backyard. And I was a contractor in Crook County in Shitcago for over 30 years which is VERY corrupt. They were a dream compared to Hernando County Building and zoning. Truth be told.
Yes
Building permitting, you can go in before 2pm. And request a copy of your permit. Just sign it and ask the lil gal at the desk, that you need a copy of the permit. If you pulled it you should have no issues. If you are the owner you should have no issues getting it.
Yes
That depends on your zoning. If you call them they should be able to look up your property by address. They've been pretty helpful over the phone for me.
Restrictions are getting tighter. You need to check with the county on your specific area.

No your not changing the size you are just doing maintenance

You will need to contact the building department. Every area of county has different requirements . Just be patient as the building industry including building department and zoning are super busy. They like us are trying they're best to keep up with demand
You need to make sure that your contractor pulled a permit. And that all of his insurances are up to date. That would be the only reason why they would request an inspection. I would go in an make an appointment to speak with a building/code enforcement officer.
https://www.hernandocountygis-fl.us/PropertySearch/ take your address there and should bring up all permits on that address
I would have a plumber or sprinkler company come out and take a look at them
