I moved in when the previous management team worked here and I loved it. They were very friendly and were proactive in taking care of the complex and helping my husband and I with any issues. The new management team has decreased the quality of this complex. They do not return messages or emails. They decreased the size of our waste/recycle containers so now overflowing trash blows all over the complex. The sprinklers not only run long enough every day to flood the grassy areas and sidewalks, but also spray hard enough to hit my husband and I in the face when we walk along the entrance path. I think the apartment itself is nice enough, but you could definitely find the same kind of apartment in a different complex run by a more attentive staff. EDIT: They have since fixed the sprinkler issue. They seem to be taking better care of the complex now. If the bigger recycling collection bin is brought back, this complex would definitely an extra star or two.

I have lived in Kinsley Forest apt for a year and half (just resigned my lease 1 month before the new management took over) and never had complaints when it was owned by North Pointe, as they were superior! The new management team, Sherman, is disappointing. I went to the office to check on a package that said it was delivered to the office. When I arrived, they said I could walk back in the package room to retrieve my package (package room door is locked so you have to walk through the office behind the consultants) and it was not there so I asked one of the leasing consultants for help. As we are trying to figure this out, the leasing consultant (did not get his name) told me that they had to lock the doors because people were stealing packages that were not theirs. But wait...you JUST allowed me to walk in and grab my package without checking to see if it was even mine? I could have grabbed anything and walked out. Doesn't that defeat the purpose of you "securing" the package room? As I am telling the leasing consultant that they need to have something better in place, his argumentative response was, "we are not babysitters" and "we are too busy to manage who picks up their packages". As a leasing consultant myself who manages 38+ properties in the midtown area, we can somehow manage to check everyones ID's, sign paperwork AND hand them their package while delivering superior service to 3,000+ residents. I would NEVER speak to my residents the way I was spoken to. I am not happy with the new management team. The manager did come out of his office and tried to redeem his poorly trained leasing consultant but damage was already done. I would suggest training your staff as I had ZERO complaints when it was owned by Northpointe.

I lived here for a couple years when they first opened up when Northpointe Development managed the property and it was owned by Taurus investments. Northpointe staff was OUTSTANDING - not only in their competence but they had the correct number of staff to manage this complex. They would actually solicit advise and implement the suggestions! Maintenance in particular was terrific. It’s a big shame that there is a new property management company that also now owns the property that doesn’t hold a candle to the previous management company. I feel sorry for the tenants - Sherman appears to be getting their ROI from cost cutting and rent increases. The units themselves are far from luxury. Just because you throw crown molding in the living room doesn’t make it luxury. I’ve lived in apartments nearly my entire life and it’s like they went out of their way to make these completely devoid of any sound proofing. No gypsum sound board, no concrete barriers (standard building code for multi family dwellings) means that I heard every conversation and bathroom visit of every unit around mine. Still, when I lived here the rent was cheap enough to put up with it, now not so much. The surrounding area is pretty boring but there was a charm to coming home to a complex that was secluded in a quiet part of town. If Northpointe still managed it I would still recommend living here but you will have to vet out the new management company and go with your gut (if you are ok with no sound proofing).

UPDATE: LOTS OF THINGS HAPPENED...... Good: The management offered to transfer me to another unit in another building due to the situation I was in which was soooo nice. 4th floor, similar unit, still very pleased with the apartment itself. Management as great as ever, etc. Bad: To begin with, there was recently an altercation down the hall from me... - 2 guys got into a fight and wouldn't stop yelling at each other at 1:20 in the morning. I couldn't sleep. I didn't feel safe one bit. - BEWARE: FedEx service @ Kinsley Forest is the worst. I've lost expensive items due to FedEx's lack of responsibility and their laziness. There are quite a few of their delivery drivers who leave the packages outside of the apartment buildings (NOT THE OFFICE) and that gives others a chance to steal as they please. --------------------------------------------------------------------- Are you looking for "luxury" in your personal space/apartment unit and nothing else? If so, this is where you belong! All I could say for this place is that the apartment units themselves are the "luxury". They're very spacious apartments, appliances are modern closets are large. Love the gym as well as the quick responding maintenance. I've never had issues with management, they are super kind. There are however a few downsides...... Our first four months at this place were awful because my neighbor blasted music at some odd times (midnight until 2 or 3am, and then also super early in the morning). So the walls are thin and we had the most trouble sleeping, even after talking with him a few times about turning down the music. Walking through the hallway is sometimes rough because there is someone who smokes weed religiously and it makes the place smell awful. It's not the easiest to find parking as there are a lot of tenants. Ground floor apartments are not the best: obviously neighbors upstairs who stomp but that's not the issue... Do not get a unit by the AC or with ground floor access from the outside deck. You will not be able to sleep as the AC are obnoxiously loud. The apartment should allow discounts on rent due to such placement of AC units. It was not designed appropriately. Lastly, I woke up to puke and a red solo up at my outside door (ground floor "balcony"). There is easy access behind the apartment buildings and who knows who roams back there when no one is looking, definitely not management as there are no security cameras, etc.
