Favoritism.. They don't care about the resident's. Been here 20yrs.. from thieves in the park too,I've had recyclables bikes and now a broken antique brass pot disappear then be put back. This place is trash. They call the hazardous trees here beautiful and don't maintain them,only the ones they want like my 🥑 Avocado tree when it was full,my avocados were dispersed and I was left one bag on my back porch,now it's dying, smh. Management only cares about there reputation no one else's.The gym with a bunch of messed up equipment smells like a 1930's ashtray. 🚬 Need to put the speed limit signs back up and more of them due to the people riding motorcycles and Pocket bike ignorantly fast throughout the park,I was just reminded by someone flying down our street.We have kids in this park unsupervised and comfortable like a family community so we seriously need those signs back for safety reasoning clearly.

I have been living here for 1 year now. I have always lived in orange county. Decided to move here and I love it. Its private. I feel safe. The management has rules and they make sure they are followed. Management is awesome. They are very nice. I couldn't ask for a safer and clean place to live. Neighbors mind their own business. But they do wave hi to you....all the time...the community center is clean pools are clean...excercise room and pool table rooms are clean...laundry rooms are clean and cheap washing and drying machines. ...thank you Fernwood...

There's spaces for new homes to be placed or RVs
Used to be 55 and over. But the park owner was sued when the grand kids could not use the pool when visiting gradma and grandpa. Now any one can but here. The only requirement is your SALARY HAS TO BE 50% OUT OF 100% TO BUY HERE. It used to be a 55+ But not any more.
No 5th wheel. Just park and plant your mobile home. Not a RV park.
One small dog limit yes kids are welcome,i think indoor cats are allowed but of course there's plenty of strays👎😵😏🐈 I've been here about 18yrs..pretty quiet and secluded
I pay $750.01 and it goes up 4% every July. When I bought this modular home 60x24 in 2013 my space rent was $641.00 I paid cash for my place. So I don't have a mortgage. The best thing about Fernwood is on the 2nd Thursday of the month. We have a food bank to help every one with their food bill. I go with the manager, and good friend Dwight to help load the food. And when we came back help unload the food. My wife Esperanza helps Mary pass out the food to the people that live in the park. We have a club house with a kitchen. Big screen HD TV in the library. Bible study for English on Tuesday starts at 7:30 pm and Thursday for the Spanish also at 7:30 Sunday bible study for Spanish starts at 9:00 am to 10:30. English 10:30 to 12:00 noon. Poker night is on Sunday and starts at 6:00 pm sharp. 2 swimming pools one heated 1 not. Pool room gym jacuzzi behind the club house. Come on by and pick up the monthly magazine. No they dont rent here,u pay space rent but buy the home.
