10/10 DO NOT recommend living here! I’ve had the worst experience while living here for the past 2 years. The people in the office never know what to say or what’s going on. I always get the runaround with them. There’s always something new wrong with my apartment. I pay way too much money to be having problem after problem. I’ve paid unnecessary fees for their doing and I’ve had packages lost.

THIS IS THE WORST PLACE EVER! Please don't make a big mistake and sign a lease with them because they will trap you with multiple fees! I used to live here for 2 years and when it was time to for me to move out in July 2021. I made sure everything in my room and living area was spotless and clean. I followed all the move out cleaning guidelines that was provided. The lady that worked at the front came and checked my place and said it was perfect and that I followed everything correctly. A couple of months later a collection agency calls me and says I have a $525 cleaning fee balance charged by Valley Falls Apartment. The agency have put this fee on my credit, which is flat out wrong. I had 3 other roommates that continued to live there when I moved out and they are only charging me from what I know, for no apparent reason. Throughout living here, all Valley Falls wanted from their renters was money. I had to battle and pay a lot of unnecessary charges that were made to me or because of my roommates. The people their are very unprofessional and never reach back to their renters and try to help them! All they want is your money and to charge you for crazy fees and damages that you have not committed. PLEASE DON'T INVEST YOUR MONEY AND TIME WITH THEM! VERY BAD BUSINESS HERE!!

DON'T EVER RENT FROM HERE!! ALL THEY WANT FROM YOU IS MONEY AND WILL CHARGE YOU FOR ANYTHING AND THE PRICES ARE CRAZY! THEY ARE TRYING TO CHARGE ME A $500 CLEANING FEE WHEN I PERSONALLY CLEANED MY ROOM AND MADE SURE EVERYTHING IN MY APARTMENT WAS SPOTLESS!! PLEASE DON'T MAKE THE MISTAKE AND SIGN A LEASE FOR THIS TERRIBLE APARTMENT COMPLEX!!

Edited review after moving out: The first review I wrote was given after being asked by the staff to write a google review in exchange for a gift card. I lived here for 2 years and paid my rent on time every single month. They don't realize that all students are not irresponsible and careless. Office staff is friendly but overall, management is not helpful and is unresponsive. The apartments themselves are not anything to brag about. The walls and floors are extremely thin and you can always hear what's going on beside, above, and below you. Parking can be an issue late at night. If you ever have a security issue, don't rely on the "cameras." When it comes time to move-out, be ready to pay! They say they take "normal wear and tear" into consideration but that is not true. After numerous follow-up requests, unreturned phone calls and emails, and even physically showing up in the office, I finally received pictures for what I was being charged for. The pictures they provided did not fully justify what I was being fined for. I requested additional detail for the fines but received no response. Overall, it is not a terrible place to live, just know that if you are a responsible tenant, you may be treated the same as someone who is not. Keep in mind that things are not always as they are advertised.
