There is cigarette tar on my walls and front door that is dripping from shower humidity. When I approached management about this issue, they said it is not standard to clean the walls. I work for a property management company myself and am baffled by this response. I didn't expect these apartments to be 5 stars, because I knew that they were old and have lived in Chattanooga my whole life. Wanda is a sweet lady, but Vicinia is not providing adequate resources for a sanitary clean in between tenants. The other guy that is in the office simply told me that they must have missed this health hazard...

ROACHES RATS AND OVER PRICED LIVING. You’ve been warned. Lived here for 3 years and wish it would’ve been less than 3 months. Maintenance does nothing had to file reports against them for entering my home while I was in the shower unannounced and without warning. Do not fall for the outdated apartments either. They will show you a very updated apartment but only allow you to rent apartments that have not been updated since the 90s (my mom lived there and has pictures of the exact same style apartments from 93) they do not keep online book keeping for rent and instead is left to an elderly manager and her son to hand write each line of rent. Other people that lived there stated people from the office told her they were listening to her door for some reason. AVOID AVOID AVOID -10/10

the minute i first walked into river hills i felt safe. sure there is mischief that happens from time to time, but my son who lives in an apartment complex about 3 minutes up the road has had their share of mischief too. Every apartment complex that i have lived in has some type of theft. these people watch apartments and then strike. as for river hills manor, it is the most down home place i have ever lived. everybody is laid back and friendly and it feels like an extended family. there are people here that is so good about helping others in need. We're all under one roof and from door to door. in the laundry room you get to meet people and talk to them and make new friends. so my advice is try it for yourself.

I have relatives who live here and one of them had his car broken into late at night on July 11, 2019. The criminals attempted to remove the car ignition but failed, causing about $600 worth of damage. They also stole some other items that were not of much value, including the car radio. Another relative had his car tag stolen about one year ago. So River Hills Manor does have its share of crime. The car that was broken into was parked under a street light, but this did not deter the thieves. Overall the residents are very honest and nice people, but often sketchy people are seen in the parking lot. The maintenance man is very helpful and responds quickly, he even patched my relative's car tire twice. The other complaint I have is with the horrible speed bumps. They are coming up in places and are a real nuisance. There's one about every 3 feet it seems. My advice to the management is to either hire a security guard or install cameras. When the word gets around that the meth heads like to prowl this complex, you may have a harder time finding tenants.
