Omg, let me just say I don't receive too many great experiences when I'm looking for a new place to live. But, this one was exceptional. My leasing agent was Karen. She definitely did her thing. She was very informative, warm, inviting, and knowledgeable. The amenities that come with this property are phenomenal. The apartments sell themselves , but it added a great touch to have Karen assisting me today.

Whatever you do, DO NOT sign a lease at this property. As I write this review, people are literally trapped in the building due to a broken garage door. My guest tried to leave about 10pm last night and couldn't get out. It's currently 1pm the next day, he's still trapped, and NOTHING has been done about it. There has been zero communication from management. We've followed up three times, and each time they push the ETA back further. At the same time, 2 out of 3 elevators are broken and have been for a week. This is a common occurrence in a building that advertises itself as having 24-hour emergency maintenance. Cortland took over about a month ago, and shortly thereafter sent me a renewal "offer" that contains the most outrageous rent increase I've ever heard of. They also lumped in at least 5 additional or increased fees that previous management didn't charge. I made the mistake of renewing to avoid the hassle of a move, but I wish I hadn't. In press statements, Cortland has talked about investing in this building, but it continues to crumble under their management. For the amount they are charging new tenants, you can rent nearby at a newer building with professional management. Whatever you do, stay far, far away from Cortland.

Location is great, people are super friendly. Front desk is so nice and always ready to help. But when comes to leasing office or management and any issues you can have with them, get ready for a long annoying wait where you will most likely make multiple calls and emails to actually come to the point to resolve issue (even if it’s their mistake and you’re calling them just to correct it in a first place). Really poorly organized. I’m living here almost 2 years , but definitely I’m gonna move out because of leasing office and also elevators in 1331 building, they are poorly maintained. Every month there is a issue and only one elevator is working, so you end up waiting for elevator 15-20min. Also, our apartment got flooded, while maintenance was helpful (as much as they could be since half of a building was flooded), management never followed up on that one or asked us is everything ok. We had problem with AC twice, again, multiple calls were being made for issue to be fixed. More problems down the road were there but I’m always trying to be nice, and I guess that was a mistake here. I’m not blaming anything on maintenance, there is probably not enough of them for all issues who are existing around here (there is A LOT). Such a shame, it’s a great location! Update: I see they raise their prices and they have new management. Don’t waiste your money, people are still the same.

I’ve lived at 1221 South Eads for half a year and in that time, we’ve had three issues with water including it being turned off with no explanation. Picture below is from when water flooded our control room and started coming from under our floorboards. Maintenance requests have not been resolved or slightly resolved with minimal follow up. Management, while seemingly helpful, aren’t able to offer any tangible solutions to problems that arise and property managers seem removed from any type of communication.
