It's a place to park for a night or two. If you are looking for a scenic campground this is not it. Tiny houses look fun to stay in. Many long time residents are here. Good location right in downtown. Park the giant RV for a while and walk around town, go to the mining museum, get some local food. Check-in was a little awkward, ok to just leave for checkout. Glad the RV is a home away from home, made staying here more tolerable. I'd liken it to a Motel 6 that you stay at because you're tired or on a budget.

I stayed here a few weeks ago and did not feel comfortable staying here at all. I locked my camper doors at night which is something I’ve never had to do before. The place needs lots of cleanup and care. The bathroom was clean but the hot water only part a short time . I feel as if the “ monthly renters and /or people who live there on a regular basis should be separate from the temporary campers. It’s a great location and has lots a potential to be a great rv park. Oh yea , The man at the office was rude and very unprofessional ! Loved Leadville and my time spent there and hiking.

Stayed 3 nights, 34' Class A/towing. Addressing concerns in previous reviews: Used Passport America, easy to use and great price for the area. Not a problem at this point although it would be easier if in booking I had some way of specifying the rate so a call wasn't necessary to get it, say a coupon code? Getting in and out of the park - We had an RV problem at our last stop, weren't sure when we would get in. Called Ryan (manager) and he e-mailed a park map with site assignment and easy in/out directions. It's not obvious how to get into park, but with this assist was simple to maneuver. (Recommend the park put this map on its website and that campers call on their way in to get site assignment.) Didn't use laundry, etc. so no comment here. Trash was nearly full when we arrived but emptied on Day 2 (reasonable). Didn't trying streaming any videos, but Wifi was reliable and seemed to be reasonably fast. Password was provided on welcome e-mail which was nice. Like prior reviewer we faced the bar, picture out our windshield. Thought it might be a problem - not so. Before making reservation called to ask about road conditions in and out of Leadville (been in Colorado Mountains previously, but I'm from Florida) Ryan's recommendations were spot on. Highways from Alamosa (South) and Copper Mountain (North to I-70) are great with ample passing lanes. Do not take the road to Leadville from Aspen (CO 82) over Independence Pass unless you're less than 35'. (Hairpin turns and the law prohibit this.) Absolutely take this drive one day while you're here (Ryan recommended it); it is spectacular! Ryan met us on arrival and provided things to do/places to eat. He lives on site, so through our stay he was available and working on improvements. Park now has half a dozen tiny houses for visitors in addition to RV sites. Still has a significant number of "permanent" residents and condition of their campers vary. All-in-all the park is very peaceful. This is not a RV resort and campers should not expect it here. Located downtown, it's a great location with many restaurants and shops in easy walking distance (remember the altitude though when you're short on breath) National Mining Museum is about 6 blocks away and makes for an interesting stop. I spoke with a resident who had been here under previous owner and is still there under new ownership. He noted marked differences in the approach to visitors and residents, and liked what he's seen out of Ryan. Park still needs a lot of work to the grounds such as removal of the old owner's residence which is unsightly; grading/leveling of the spots (noted in some earlier reviews); replacement of border fencing which in some places is falling down; more/better landscaping; etc. Not coming back here anytime soon but would definitely stay here again as is.

Cool spot. Excellent view. I was just passing through. I would stay there for awhile though. Old state street. Lots of history nearby. Dig.

Yes they have WiFi. It works best closed to the bathrooms where the antenna is located.
