Permitting department is awful! Inspections never happen the day you scheduled them on their website. Keith Cycotte senior inspector never shows up when inspections are scheduled under his name.If you try calling him, you get full voicemail so unable to leave a voicemail. No building official to voice concerns…. No wonder why the reviews on google for manatee county building department are 2.1 stars

Worst Customer Service Ever! No phone calls back whatsoever! Emails are nothing but lies! Supervisors don't even call you back. Don't bother wasting your time calling, you will be talking to voicemail. Sad that we pay these peoples salary and this is how we get treated.

They put you on permits that you didn't pull. Then want you to spend time on the worst website uploading information and letters to remove the mistake they made. Thing that took days now take a month to get a basic repair or replacement of existing permit. You don't get help when you email you have to call before they respond. Please call contractor to see how it could work better.

I cannot express how pleased I am with this office. I had some questions regarding a meeting in front of the Planning and Zoning Committee. Due to COVID-19, most employees are working from home. I emailed Bobbie, and she returned my messages within minutes. She even called me, and she went above an beyond to help me.

Any exterior door requires a permit and thus a licensed contractor UNLESS you hang the door on the existing frame by the hinges. Interior doors do not.
Speed bumps don't work
For existing and past projects you will need to do an open record request with the records department, not building.
Yes you do.
Yes they do. If you search for mymanatee.Org. Look for gis maps.
Yes

Less than 30 inches above finished grade I believe.
Call 748-4501 and ask for the building department to get accurate information.
Fencing does not require a building permit, they require a zoning permit unless replacing an existing fence.
These crocks are a mess, maybe they have documents but they are not helpful just penpushers
Demo no, but yes to install because it has to be properly anchored if pre-built and delivered. If new construction, then you must submit plans and have inspections. Anything requiring a permit must be done by a licensed contractor even if you pull the permit as the homeowner.
Yes, as little dumb kids they make you ask for permission for almost everything on YOUR property. They have an attitude to treat you like communist countries, not the land of the free. Just a hole of penpushers.
