When I was looking for a place, I wanted something outside of the city but also within driving distance to the city. Pioneer Woods seemed like the best fit. The location is perfectly situated between the outlets on 30 and downtown Lancaster. The community is quiet and well maintained. Anyone looking for a great place to call home will find one in the Pioneer Woods community.

As far as we are concerned, my wife and I made the right decision to move here from Exton, Penn. Have been here for about two years. It's quiet, and if need be, a call for maintenance is handeled as quickly as possible, area is always clean, and there is a designated area for pet bathroom privileges. Plus, we are near eateries, CVS, doctors, a grocery store, Tanger Outlets, you name it, we have probably been there. By the way, the people in the front office are always helpful. So, "see ya"

Don’t live here if you work a lot of overtime or night shift, they do yard work everyday and you can’t sleep.

When I first moved in it seemed so great but I’m not very sure what I’m even paying for at this point. They don’t have really any amenities. For 2 cats it cost 600+ dollars just to have them here plus the monthly fee. The water, sewer and trash is split between all the apartment enough though 2 years ago when I signed the lease they said it was included. They are constantly doing “updates” but I never see any results from. My kids can’t enough use chalk on the sidewalk because it’s “graffiti”. They have strict stipulations on outdoor decorations. Numerous times they called and asked me to take decorations down because they were either considered “disturbing” or it wasn’t seasonal. Except some neighbors can have blow up turkeys and put cement blocks on the mulch to extend there patios. Maintenance is nice but a joke. My dishwasher leaked twice after the first time “fixing” it there was another leak that went under my carpet into the living room and too then TWO MONTHS to fix. For two months my living room and dinning room was jammed into my bedrooms because the carpet was so wet. Then when I asked to have the carpet cleared/wood replaced and checked for mold they were irritated. They were just going to fix the leak and nothing that was damaged. Neighbors constantly call the office about you. Three times the office called and said a neighbor reported someone lived in my apartment that didnt. The toilet seat has been replaced twice and fixed three times and still isn’t secure on the toilet. The electric goes out atleast once a month. There is a large cement wall in the living room that nothing can be hung on. The door hinges are constantly needing adjusted. I also had gotten my key stuck in my front door and called maintenance to help me so I could get back in, he called and said “Can this wait til tomorrow”. I was locked out! How can I wait. The office manager has a terrible attitude and is rude. All in all I was not happy with the apartment for what I paid. The school district is good if you have kids and that is the only reason I am giving this place two stars instead of one. The headache is not worth it.
