in a hot market with 15 other offers, patrick came through with his negotiating skills and buying/selling knowledge to secure our house purchase with an accepted offer. he explained details along the way and saved us money as well in the negotiating process. he is an ultra-professional and quite helpful. if you want it done...totally recommend.

Savvy, responsive and an absolute expert when it comes to selling in Normal Heights. That's Patrick Mercer. Patrick was a pleasure to deal with, sold our home in days for over asking and guided us through the entire process. He knows his craft so well and told us precisely how things would likely play out so there were no surprises along the way. It really took minimal effort--just had to have a clean house and do a stay-cation with the kids during open house weekend. He made everything as easy as feasibly possible -- which was very much welcome from us as two full-time professionals with very young children. You can't go wrong with Patrick. Catherine Fagan on the buying side was equally outstanding. She got us our dream home for far less than we were actually willing to have to pay with her well honed skills--and we were up against multiple offers as well. When it came to a request for repairs during the closing process she went above and beyond. We were happy with an amount the buyers were willing to provide but she went back for a bit more and GOT IT! Most realtors would stop when their buyers were satisfied. She's also just a genuinely nice and fun person to work with--an important personality trait when you are working so closely with someone on one of the biggest investments of your life. Five stars all around!

Our Realtor  Patrick was professional from start to finish. He did an exceptional job in selling our house in 4 days! Yes, the market is great for Sellers, but his expertise, connections and knowledge were invaluable in selling the house for way more money than we expected. Patrick is humble in taking credit for all his hard work and effort. He made the whole process look easy and seamless, but there is no doubt he worked hard behind the scene negotiating details and keeping the sell of the house on track for a quick escrow - 14days! Both Patrick and Jennifer, Director of Operations, kept us informed throughout the process, were easy to work with, responsive and professional. I would highly recommend Patrick and would definitely use him for future real estate needs. The Mercer Group did not disappoint!

Patrick was incredibly personable and professional throughout the process of selling our home. He made good recommendations about where to spend money (wisely) to prep for sale and then his team made our home look incredible in photos and videos. Everything he predicted would happen was exactly what took place — down to the number of offers we received. And his negotiation skills are impressive. I believe the three best qualities that make an excellent real estate agent are: trust, communication and the ability to market/sell. Pro Tip: Work with a real estate agent that exudes those 3 qualities and you’ll be in the right hands, but also make sure that they invest in real estate themselves. The one project that I would focus on if you’re going to sell your home would be remodeling your kitchen. Kitchens can be the deciding factor when a prospective buyer is touring your home because everyone knows that a kitchen is where you spend a lot of time and usually do your entertaining. If you don’t have the capacity to do a full kitchen remodel I would start with painting your cabinets, adding trendy hardware and putting in new countertops.

We are definitely in a Seller’s market as the demand for homes far exceeds the supply that is available for sale. For a seller to take full advantage of this market they need to present their home in the best light to prospective buyers and also price the home appropriately in order to sell at the highest possible price. At the Mercer Group, we know what buyer’s are willing to pay for certain properties so we start the listing price at that number which can be justified from previous sales and also current market conditions. From there because the demand far exceeds supply, we are receiving multiple offers and negotiating a final price that is typically far above the asking price. Patrick acquires his 92116 seller’s $36,644 more in profit than the average agent and sells homes 2.5x faster!

Should I price my home higher to leave room for negotiations?

No! We are in a seller’s market which means there are way more buyers in the market than there are homes for sale. If you price your home higher than what the “market value” is you will lose a large segment of the market that is qualified for what “market value” is of the home. Since we are still seeing strong demand we are anticipating multiple offers and when we receive multiple offers, we can negotiate the highest and best price for the home. Most buyers have missed out on bidding wars for other homes so when they see a home they really love and have missed out on others, they really start to increase their price because they don’t want to miss out on another home. The best strategy is to market the home slightly under “market value” and generate the most amount of showings which in turn will allow us to generate the most amount of offers and ultimately negotiate the highest price for the home in a bidding war situation.

A seller concession is a credit that the seller gives to the buyer during the sale of a property. That credit is then applied at closing to the buyer’s closing costs of the purchase. A seller could give a concession for anything from appraisal fees to repair negotiations or termite repairs. It is very common in the San Diego real estate market for sellers to give concessions instead of completing repair recommendations from the buyers property inspection report.
