5/26/22 Dan Hann I switched to Patrick to be my property manager at the beginning of his year. We have been leasing out a house for 22 years. Patrick has done such a great job of communicating and correcting problems we have had with our existing tenants, partly due to the previous property manager. We don’t live in San Diego, so we have to depend on our property manage.

Pat has been the best property manager I have had, and I have lived in several different places here in San Diego and in other states. Any time I have ever had a maintenance request he had it handled immediately. He was also super understanding about me keeping my motorcyle at the apartment. The apartment itself was also the nicest place I have lived. Pat is also one of the nicest people I have ever met as a property manager, truly an awesome person! 10/10 would recommend if you are looking to buy or rent from him!

I have to say, Patrick is an outstanding real estate professional. The best I've had the experience working with. And, have worked with many many over the years with residential and commercial properties. He knew the market for the unit (condo), knew the demographic and created the virtual tour which was amazing. Sharp, fun, descriptive. The unit was priced right, sold in record time, escrow and all the elements associated with property sales were prompt, accurate and painless. Full closure in less than 30 days. I will most certainly use his expertise on upcoming property sales.

I have been working with Pat for the last 4 years after experiencing a few realtors in the area. He's my real estate professional of choice. In that time he has helped me buy a home with my significant other, buy an investment condo, sell said condo, and have managed the units when things got super busy at work for me. To say that he is knowledgeable and professional is an understatement. He's able to sell a place or bring in tenants very quickly b/c of his expertise and knowledge of the area. I've never had a month without a tenant. When we bought our home a few years ago, when I sold the condo this year, when needs arose managing the property, he is very communicative on the situation, brings many options to the table, and negotiates for the best outcome. I highly recommend Pat - he's truly a superstar of real estate, and I should know.

Great question! This is the most common thing we hear right now from interested and qualified buyers! They are losing offers on good homes they think they are really going after. So what gives? Here's a few extremely important things you can do to be a better prepared and more appealing Buyer to Seller's- 1. Get a full DU (desk underwriter) approval! The underwriter is the final gatekeeper! And when a listing agent and Seller see that you have completed these steps; they KNOW you are a strong & fully approved buyer. Not just a "pre-approved" buyer. 2. We're calling the listing agent and asking EXACTLY what the Seller needs to make this a win-win offer. Then, your lender is also calling to vouch for your financial strength and intention to own this home with no bumps along the way! 3. We are writing an escalation clause! Don't know what this is? Let's chat- it's the secret weapon to a strong offer that wins!!

Great question. Some first steps would be to meet and walk through your Home together and discuss your goals. We will get a sense of whether it may need some preparation to get the number you are hoping to achieve. We also discuss your timeline to ensure we can meet that if you have certain time-sensitive plans. Then, we discuss the sales comps. Sometimes we will need to prepare the home to meet a certain price expectation. With some smart improvements in certain areas of the home you will find you can get a great return on investment. Other times, it may be ready to market for a sale immediately. It all depends on your personal situation and goals. In short, the first step is to reach out so we can discuss your goals and set you up for success!

How much should I save for a down payment for a home in San Diego?

The traditional belief is that you always need a minimum of 20% down payment to purchase a home. While that is great, and it will eliminate private mortgage insurance and lower your monthly payments; It's not necessary. If you are an eligible past or active military service person, a VA loan allows for 0% down! FHA loans start at 3.5% down payment, and traditional conventional loan programs can start as low as 3%. There are also several first time home buyer programs and down payment assistance programs you can explore as well.
