So I moved in a year ago and it seems like a great place to live very spacious, management was very friendly to me and all seemed good monthly was $1545 plus cable, water and other fees so around $1650. Several times my rent increased to $1750 to $1800+ this was very strange to me. I always over pay my rent (you can check) yet my rent was always going up. At one point they lost my payment never called me or told me when I came in person to pay rent. Three months go buy and they tell me I have late charges for unpaid rent over $300 in fees told me I had to prove I paid rent by bringing them bank statements. Shouldn’t they have my checked on file no matter how I pay. Was not on my end but theirs! (Look it up management) accept personal responsibility for your poor management! The new management are very rude when I go in to ask questions. I was late one day for rent the entire time I lived there never caused problems. Moving out the end of the month asked for two more days over 4th of July weekend Sunday and Monday which they are closed and was told I can’t get the two days. Can’t move to my new place until the 5th because of the holiday. Property management is customer service you go out of your way to provide the best possible service to help your fellow people. I don’t ask them for much all I needed was two more days to help me out But no. I get it you’re a business but you’re still a business that deals with people. You have a 2.6 rating I think you could do better if you just were more courteous and trying to meet people‘s needs. It’s not like I asked to stay two more weeks. Yes it’s a beautiful place but if you have to deal with management you will be let down!

Horrible place. Management is clueless. No transparency whatsoever. I can’t wait for my lease to end - this has been very disappointing I’ve had over 7 major repairs done in my apartment in the last 8 months - I’m not even kidding. See screenshots. Very disappointed with management here (before and after changes). Too many reasons to thoroughly elaborate, but to name a few: their staff is always lacking. There have never, in four years, been more than two maintenance people employed at a time, and they have always been stressed out and overwhelmed. There has been so much turnover of good maintenance people because of it. Obviously that makes it really difficult to get maintenance done, or to even want to request things, knowing that it's going to be yet another stranger coming into our apartments(our HOMES that we are paying for). Same goes for the office staff. I'd say half the time I go to the office during office hours, the doors are locked and no one is there. (And I'm not referring to lunch breaks. Recently on a Saturday at 2pm, they were closed for the day.) This is especially inconvenient since our packages are delivered to the office instead of to our own residences, which is another con of living here. The new website is also frustrating. Previously we were always able to accurately pay our bill early, (according to our own budget and pay schedule) and now I either have to wait until the last minute when the exact correct amount is posted, or just guess the amount and hope I don't over or under pay. And then of course there's the absurd (and inconsistent) rent increases. With how much we are paying these days, services, amenities and quality of living needs to be way better. Speaking of amenities, the large pool was always supposed to have been heated during the cooler months, and NEVER has been, there has never been a cleaning net at the small pool even though we mentioned it several times, years ago, and at least one of two hot tubs is ALWAYS broken. There are always stagnant puddles of water around the premises, including the infamous fountains, that often stop running, (or run over) providing breeding grounds for mosquitos in the last few years, when West Nile has been more prevalent than ever before. I think at the VERY LEAST, this company needs to hire more staff to get things running better. But they would also have to care about the people living here.

As someone with a lifetime of AWFUL renting experiences I have been pleasantly surprised with how great it has been at Fountain Palms. The rent has gone up a bit (which is happening at all the complexes in AZ it seems) but they've done so well at making it worth it. The new paint is a gorgeous look the grounds are cleaner than they've ever been, and the staff up front are always super helpful and friendly whenever I stop in.
