Lived here for two and a half years. Location is great, apartment is decent, but fees are out of control like many apartment complexes. I had the final straw at move out when they illegally withheld my security deposit and tried to charge me (google az leg gov ARS 33-1321 for laws regarding security deposits in AZ). I was charged for miscellaneous charges on move out including • Paint • Carpet • Drip Pans • Etc. These are not legitimate charges as they are covered under wear and tear. And for Paint there is a clause in the contract that states “NO CHARGES against the security deposit for painting” for residents living in unit over 2 years. This will not stop them from charging you this, manager I spoke to told me they charge everyone this despite contract verbiage. I did not end up suing because I moved far away and going through the small claims process was exhausting as I am already busy with work. But for those of you who are fed up with fees, you can take the following steps: Note that I am not a lawyer and below may not be 100% accurate, but wanted to share the steps that I know about. 1. You need to know the Corporation name of the complex (e.g. for Cabrillo Apartments is PHX Sahuaro 2015, LLC, conveniently in the 50+ page lease agreement it is only listed a handful of times. If you ask the front office for the statutory agent, they will ignore you.) 2. Go to AZ Corporate Commission website (google AZ Corporate Commission Entity Search) to search the corporation name. You are looking here for the ‘Agent Name’, this is the legal statutory agent that you would summon to court. For Cabrillo Apartments it is CT Corporation System located at 3800 N Central Ave Suite 460 in Phoenix, AZ 85012 3. You need to find the court closest to apartment complex as the venue and summon the ‘Agent Name’ when filling out the court documents. Google Maricopa Small Claim courts and give them a call if you have any questions, they are usually helpful. 4. Once forms are filled you, you drop off at the court, pay a fee then you get a case number. Then go to USPS and get registered mail to send to ‘Agent Name’ address. 5. Wait from there are out for next steps, contact court with questions as need. Other fees I would push back on include • Fees related to paying rent. Check if there is verbiage in lease regarding fees with paying rent with the online system they use. If not, you should not be forced to pay a fee. • CAM, utility, and taxes. They are legitimate fees but ask if they have documentation to prove they are charging you 100% passthrough and not profiting off of this. This is a legitimate request as you are ensuring the rate you were charged is correct, asking for this information does not infer that you think they are overcharging.

Amazing office staff, needed a place and Brie got me moved into a 1 bedroom the second I was able to get everything ready to move. Beautiful complex, amazing part of town, great upgraded units. Great amenities. Considering the market rn this is a steal in a great part of town close to beautiful Arizona nature. Love this place!

I love living here! The place is so beautiful and the landscaping is amazing. There's a ton of wildlife and the people are friendly. Ira made it so easy to move in here, if it wasn't for him; we wouldn't be here today. All of the management staff is great as well. Everytime I need anything, they are on top of it w their great maintenance team. I definitely made the right choice to move here. Made some great friends cooking at the pool too!

I lived at Cabrillo Apartments for 2 years and enjoyed my experience overall. The staff was extremely friendly and helpful. If I had to live there again, I would opt to live on the second floor. My fault for living close to the dog park, as it is very noisy. The buildings are older so if you pick a bottom floor, no matter how softly your upstairs neighbors walk, you can hear the joists in the ceiling squeak. Again, my fault for picking a first floor unit. Other than that, the apartment was okay.
