I have lived here for over 3 years now and absolutely love it!! The apt staff are absolutely amazing. They are all so helpful and nice!! The location on the river is perfect. I highly recommend living here! I want to thank to amazing management and maintenance staff for all their help. Kimi has been extremely helpful answering all my questions. I had to be out of town for an extended period of time. While I was gone, they looked over my apt. Thank you so much!! Happy 4th of July!!

When I first moved to the river house last year it was amazing. However, rent has raised from $1,060 a month for a 1 bedroom to $1,400 without utilities.. That's almost a 50 percent increase in one year, I've never seen any rent increase like this at any other complex. No lower or middle class individual's could afford to live here anymore. Next let's talk about the parking issue. There is not enough parking for the residents here, with that being said they could fix that by just giving every apartment 1 spot of their own. Everytime I get home from work or wherever I come back and can't find any parking and usually end up parking in the street or have to park in the other complex across the road, which is at least a 5 minute walk. The river house also has a huge problem with dog owners not cleaning up after themselves, so you don't want to walk in the grass!!! My favorite thing about the complex is how awesome the floor plans are, they have amazing large windows for lots of natural light, and the interior is really nice. The location is also the best out of every complex, with that being said it should be a place affordable to everyone. I hate to leave because this is the best apartment location but it's like we're getting forced out because of the rent increase. Housing is a huge issue in the world rght now and it just amazes me that The River house is going to increase rent after your lease is up to a 50% increase. What a shame.

I want to thank and recognize everyone at Riverhouse who has helped answers to our questions down in the office. The staff in the office is absolutely amazing and the apartment complex is beautifully kept by the hard working maintenance team. It’s a beautiful place to live with great people and if I could give River house more than 5 stars I definitely would.

My partner and I currently live here in a 1 bed, 1 bath, 3rd floor unit in phase 1. We have lived here for 2 years and overall have enjoyed our time here. The unit is on the top floor so we have vaulted ceilings which makes the 731 sq. ft. feel bigger. Also, being on the top floor we haven't had any major issues with noisy neighbors. The unit also has ample storage although the bedroom closet is on the smaller side and is a little awkward since there is a wall that blocks about 2 feet on the right side. We love the proximity to the Centennial Trail and if you are a runner or cyclist we're sure you will too. Since being here we haven't had any major issues with management. Our maintenance requests are addressed in a reasonable manner. When we moved in the unit was clean but lived in with minor but obvious wear and tear. My biggest complaint would be not having the opportunity to tour the actual unit before signing the lease. We toured beautifully staged models which was nice but would have been better had we been able to see what we were actually going to be paying for. Rent was also reasonable when we signed our lease although looking at the rates now, rent has definitely gone up with the rest of Spokane. We also went with a cheaper unit which had us overlooking construction across the street. Although it wasn't a river view it didn't bother us much. The property was well maintained but dog feces was not uncommon despite there being language regarding fees for not cleaning up after your pets in the lease agreement. We also appreciated the easy access to the freeway. This made commuting to work a breeze and it only took about 15-20 min in light traffic. In summary, I would recommend this apartment community to anyone looking for a place in the Spokane area.
