Even though off to a rocky start. My apartment has flooded twice I’ve had neighbors from hell. There’s been a shootout in the apartments. Not to mention I’ve seen the cops here on a weekly basis for the past year. Run guys there not tryna make it better.

I currently signed another lease for a year at these apartments! At first I was grateful to have somewhere to live but as time progressed i realized it was a mistake to sign another lease! There has been a stabbing, a shooting incident, a few fights and the neighborhood kids are always tagging up the parking lots! When I first got here someone vandalized my car so they assigned me another spot and I’ve been fine ever since! There’s a lot of nasty animals,& owners who don’t wanna pick up theirs poop, they also let their dogs piss on the concrete in front of people’s porches and stair cases! There’s gardeners but the back of the complex looks trashy and they don’t blow off nor clean your porch, it’s like they don’t care about the tenants in the back! I’ve had a mouse in my house which eventually got caught and I just had someone break into my house and steal stuff. When I reported the robbery last week to the office they told me they had no cameras in the back and that I had to pay $50 to get my locks changed! Why am I paying $50 to be safe on your property? Rent is $1675 including water,trash and sewer and honestly you can live way better for that price! Save your time and your money, don’t do it!

Can't Wait Until Our Lease is Up. I wasn't going to post but after seeing the post from previous and current tenants about the conditions and incidents and the responses from the office managers promising improvements months ago and living here witness to no improvements, I had to. This place was recommended by a friend who lives here (btw, we were told they gave him a hard time about getting his referral credit). I saw the reviews but figured it was okay because it was recommended. The first unit we moved into was roach infested. The pest control guy came out but that is a hassle because as soon as we moved in, we had to move everything out for pest control. Who wants to have to do that EVERY TIME!!! Like damn we work and have to come home to do more work for a problem we didn't create, really! It was a corner lot with an open grass area. No one cleans up after their dogs and maintenance can't keep up so opening our window was not an option unless we wanted our apartment smelling like poop. To top it off, the neighbors were inconsiderate - loud at all times of the night. We requested to move the first month we were here and while they "understood the issues", we had to pay to change units. No satisfaction guarantee or anything. So we move picking a updated unit with less traffic and opportunities for dog poop issues. I asked that they bring in the pest control man before we move in to prevent the same issues with the roaches from the previous apartment and what do you know, there are roaches here too. I keep a very clean place so it is very frustrating. I don't have the time to keep moving all of my things from the cabinets for the pest control guy to keep coming so I've used acids, gels, baits, sprays, etc. to keep them under control but every day I am searching for them. There's been several fights and even a shooting. There were letters placed on our doors advising that they are aware of the event and are working to resolve, blah blah blah. None of the office managers live here (should have been a sign) so they are in no hurry to make things better. They gave us the tour when we got here and didn't once mention any of the issues or the fact they this place is infested (talk about misrepresentation). There are so many things that can be done right away to make this place better. For starters, they know there is a roach problem and treating 1 unit at a time does nothing to fix it. All that does is make them go on to the next unit. They need to treat the entire buildings at one time PERIOD. Cameras will help with the dog poop issues (my previous place fined tenants and threaten with eviction for multiple offenses) as well as the disturbances. The day of and after the shooting, there was more patrol but they are already gone - WHAT A BIG HELP THAT WAS. They give us keys to the laundry facilities but turn around and open them up and leave the door wide open all day from 5am to 10pm. We are not gated so anyone has access, including the kids who love to go in and mess with the machines and leave trash all over the place. Keeping them locked and making tenants use their keys, just as they do for the pool and gym, makes sense but not here. The office folks are nice but this place sucks. They layout of the units are nice, the amenities are nice, parking is cool but what's the point if you don't do anything to preserve it. The guy who recommended this place as well as another tenant said it wasn't always like this. Wonder what changed. They believe they care more about having any renters than good renters- but renters only do what they feel they can. If you don't care, they won't care. Just a waste, if you have a choice, don't move here!

This is the worst apartment complex in San Diego county. I would not recommend living here unless you enjoy drug deals, domestic violence and lack of local safety. The parent company, Essex Apartments, does not care about the residents. They limit managers ability to make any necessary changes due to focus on financial decisions. Edit: After attempting to work with Essex and Shadow Point, there has been not just a lack of response, but negative progress. My parking space has become more unsafe, more tagging and less response from Essex. Edit 2: After "working" with Essex and Marisa, they have given me the option to terminate my lease early to allow my family to move into a complex that is more affordable, and includes security. I was told that I would not be charged an early lease termination fee but that has not been the case. The documents I provided to Marisa have not been returned and the documents I have been asked to sign has a note saying I must pay a termination fee. Essex and Shadow Point should not be rented from. Please, for you and your families sake, do not waste your money. Edit 3: 4 days away from moving out of the comples, Essex and Shadow Point managed to allow my vehicle to be towed. I was parked in my assigned spot and as I walked down, my vehicle was not present. Despite having a lease agreement and parking passes, it was removed. Hopefully, Shadow Point will own the error and get my vehicle released. Edit 4: This is my final edit as the move out is finally complete. This is not after being told 2 different things from the General Manager and an Assistant Manager. I was told that we both most be present to sign the move out paperwork. While I was rushing over from work, I was told that I did not need to be there. Even through all of this, the communication between employees, Essex corporate, and the clients they are meant to serve has been atrocious. For your sake, please do not move here. It is such a poor place to live, I would rather stay in a motel.

I haven't been here 30 days yet already we have a bug problem. I get ready to take a shower this am u guys turn off the water no notice or anything no time frame of when it's coming back on. Too many problems too early in my stay !!

Facts! Huge big and mice problem the people in the complex are pretty nice I love that kids still play outside here big plus ! But the roaches make me cringe

Do not refer anyone here save yourself do not live in this complex you will regret it when she signed that lease

This is by far the worst place to move it smells like dog poop every where you go they poop in the walk areas the drive way managements claim they going to do something but never do constant problems I can’t wait till my lease up to move

Yea this place sucks i moved to san Diego from Louisiana my wife is in the military....we lived in base houses for 2 months then moved here after we decided base housing was too much.....since qe lived in shadow point we been towed 3 times....the upstairs neighbors have like 3 families living with them so we hear stomping an jumping all day every day... my son cant even take a nap an my wife cant sleep for work.....not to mention there crack heads always there to say goodmorning
